09/14/2018 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Sheet CV; Project Information: The project occupancy is still a restaurant (A-2), but the Occupancy Classification can be listed as B per the IBC Section 303.1.1. Please indicate this information on Sheet CV. 2. Sheet CV; Project Information: Please revise the accessibility code to the 2009 ICC/ANSI A117.1. 3. Sheet CV; Project Information: The occupant load (per the IBC Table 1004.1.2) calculates the load per the function of the space. The 88 SF of service area should be recalculated using 15 SF/person (for an A-2). This should minimally change your total occupant load (25). 4. Sheet CV; Project Information: The exiting note indicates 16 occupants, while the calculation indicates 20. If the store is being split into 5 employees and 15 customers (or 5 employees and 20 customers), the required exit width will minimally change. Please revise. 5. Sheet CV; Project Information: Please indicate this project will include the addition of automatic sprinklers per the IBC Section 903.3. 6. Sheet PD; Code Requirements: Please revise the project occupancy per Comment 1. 7. Sheet PD; Code Requirements: Please revise the occupant load per Comment 3. 8. Sheet PD; Code Requirements: Please revise the exiting per Comment 4. 9. Sheet PD; Plumbing Systems: Per the IBC Section 2902.1, the minimum number of plumbing fixtures is calculated on the type of occupancy (in this case, a restaurant A-2). The IBC Section 2902.2(2) requires separate facilities with a total occupant load (employees + customers) greater than 15. This space would require 2 restrooms. Please verify. 10. Sheet PD; Project Narrative: This section indicates 1578 SF, while the Code Requirements (Sheets CV and PD) indicate 1382 SF. Please coordinate. 11. Sheet PD; Emergency Exiting Floor Plan: Please revise the occupant loads as required. 12. Sheet A6: The City of Tucson requires all lettering (upper and lower case) to be a minimum of 3/32" in height. Please revise the wall covering notes. 13. Sheet AD1; Detail 5: Please indicate the bracing stud size, spacing, and connection to the top of the partition and to the structure above. 14. General: Please provide written responses to all review comments. |

09/24/2018 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Per Tucson Water, the water pressure range for this address will be 54.5 to 61.5 PSI. 2. Provide the minimum plumbing facilities required by Table 2902.1, IBC 2012, for A-2 occupancy (e.g. Section 2902.2, IBC 2012 requires that separate toilet facilities be provided for each sex in occupancies with 15 or more occupants). 3. Provide listing information for the proposed hydromechanical grease interceptor. Specifically, information is needed regarding the built-in flow control device and the built-in downstream cleanout. Reference: Section 303.2, IPC 2012. 4. Verify that the specified self-closing faucet for the public lavatories will dispense a maximum of 0.25 gallons per metering cycle. For accessibility, the cycle shall last at least 10-seconds., Reference: Section 416.6, IPC 2012, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09. 5. Provide insulation on the circulating hot water piping per Section C404.5, IECC 2012. 6. The hot water capacity with the proposed water heater is only 5 GPM with a 77 degree Fahrenheit rise and a maximum flow rate of 10 GPM. The hot water demand appears to be about 15 GPM using Table E103.3(2) and Table E103.3(3), IPC 2012. Show how the proposed water heater will be able to supply the projected hot water demand. Reference: Section 607.1, IPC 2012. 7. Provide a cleanout for the section of the building drain located immediately downstream of the hydromechanical grease interceptor. Reference: Section 708.3.2, IPC 2012. 8. Provide separate indirect waste pipes for each compartment of the 3-compartment sink to protect against cross-contamination or fouling. Reference: Sections 801.2 and 802.1.8, IPC 2012. 9. Verify that all of the vents (except for vents serving interceptors located outdoors) rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally. Reference: Section 905.4, IPC 2012. 10. Hand sinks in the kitchen are allowed to connect to the sanitary waste system instead of the grease waste system only if each sink has a sign posted above it stating, "HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED." Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson. |
09/24/2018 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Provide heating and cooling load calculations, using the exterior design conditions shown in Section 302.2, IECC 2012, as modified by the City of Tucson. 2. Verify that the new rooftop unit has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy) and, if the thermostat does not require manual changeover from the heating and cooling modes, it restricts set point overlap. Reference: Section C403.2.4, IECC 2012. 3. Clarify the configuration of the pizza ovens. The equipment schedule on sheet A2 and the mechanical plans show two stacked ovens but the plumbing plans call for three natural gas connections. In addition, clarify why the shop drawing (sheet M4) calls out 830 CFM of exhaust for a double oven and 1254 CFM for a triple oven while the exhaust fan schedule on sheet M1 shows 1800 CFM of exhaust. Reference: Section 107.2.1, IBC 2012. 4. Revise the installation detail for the grease exhaust fan to call for a minimum termination height of the fan discharge of 40" above the roof (not the top of the fan motor). Reference: Section 506.3.13.1, IMC 2012. |
