COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3).

This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4-8.2). See Use-Specific Standards 4.9.7.B.5 - 9.

Prior to zoning approval an NPZ review and approval is required. Owner is proposing to convert an existing screen porch and laundry to additional living space, with additional new construction to the rear of the existing dwelling. The property fronts on two local streets 2nd Ave and an unnamed alley. Structure does not meet setbacks. The applicant will request a reduced setback through the provisions of the Feldman's Neighborhood Design Manual, Section 5.3.
