Per previous comment, “the submitted PAREX details do not correspond to EIFS sill details 5, 16 and 18/A523. In all cases, the PAREX vented bottom track is located 1” below the foundation plate line to eliminate the possibility of water entering the building behind the track. The referenced details on sheet A523 do not appear to comply with PAREX installation standards. Ref. 2012 IBC 1408.5.” Your options are: 1) lower the vented track to flush with or below the foundation plate line (top of foundation) and install a pool or trench drawing directly below it along the foundation with a depth of 2” and a width that extends 1” past the leading edge of EIFS bottom track, 2) add a concrete foundation curb to raise the wall bottom track, 3) have the local PAREX representative confirm in writing that the EIFS sill details as presented on your documents are acceptable. |
