In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

STRUCTURAL PLANS:

1. Show a beam size with appropriate load carrying capacity, R301.1. The 4 x 8 ridge beam is undersized. Consider a glu-lam of similar size.

SECTIONS - DETAILS:

1. The unvented roof assembly areas require an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. Show product sizes that fill the rafter space without compression.
2. Calculate and show the attic ventilation opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents.

PLUMBING PLANS:

1. Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Show a ¾" water meter upgrade.
2. Provide a complete fixture unit schedule, P2903.6. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units.
3. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). The ½" gas line between the meter and building is undersized.

MECHANICAL PLANS:

1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections.

OUTDOOR LIGHTING CODE

1. Show the proposed fixtures as full cut-off FCO style, or provide a complete Outdoor Lighting Calculation with the unshielded limit in compliance at 11,000 lumens per acre. Adjustable security light fixtures are unshielded, not FCO.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. The simplified prescribed energy values for the ceiling is R=38, N1102.1. Update the table on sheet #2.
