07/27/2018 GPERU1 BUILDING-COMMERCIAL REVIEW Reqs Change 1. C1.1 The building setback from the property line at Aragon Rd. is shown to be 32 ft. For the building to have unlimited area, the building must be surrounded and adjoined by public ways or yards having a width of not less than 60 ft. The code allows the entire width of the public way to be used, and for this allowance the width of the PW must be shown on the site plan. Provide dimensions. IBC 507.1, 507.3.
2. C1.1 Label the trash enclosures shown on the site plan which are within the building yards. IBC 107.2.1.
3. Provide energy code compliance calculations for the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the new buildings to the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C101.4.3, C101.5, and C103.2, International Energy Conservation Code 2012.
4. A7.0 Provide a detail of the attachment of the interior walls to the slab. Detail 1 A7.0 is called out for the wall/slab but this is not shown on the referenced detail. IBC 107.2.1.
5. A7.0 The ELECTRICAL/PUMP ROOM SECTION is calling out 1-hr. fire resistive walls enclosing these rooms. Specify opening protective requirements and rated door assembly at the fire resistive walls. Indicate type if fire assembly, ie. fire wall, fire barrier, or fire partition. Show anchorage at the roof/ceiling. IBC 706
6. S5.2 The Reinforcing Design Summary on the structural calculations specify #5 rebar @ 10" O.C. for tilt-up panel with no opening but detail A/S5.2 specifies #5 @ 12" O.C. vertical and #5 @ 18" horizontal. Coordinate the reinforcement for the tilt-up panels with the structural calculations. IBC 107.2.1
7. S1.2 The COLUMN AND FOOTING SCHEDULE references 2/S3.0 for the size and reinforcing for the concrete tilt-up panel wall footing which is not shown on this sheet. Please correct sheet where detail is shown. IBC 107.2.1

07/30/2018 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Verify that all of the vents rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally (see detail 4/P5.1). Reference: Section 905.4, IPC 2012.
2. Provide the calculations used to determine the size of the scuppers and show that the water level on the roof will not exceed the structural capacity of the roof. Reference: Sections 1101.7, 1106.1, 1106.4, and 1108.3, IPC 2012.
3. Provide secondary (overflow) roof drainage for the west side of the building. Reference: Sections 1101, 1106 and 1108, IPC 2012, and Sections 1611.1 and 1611.3, IBC 2012.
07/30/2018 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change As currently configured with evaporative cooling only, the shell is a low-energy use building (less than 1 Watt per square foot). The proposed natural gas use however will result in an energy use of over 3 watts per square foot. Will the energy code compliance for the building envelope be left to the eventual tenants (e.g. increasing the roof insulation from R-19 to R-38, changing all of the exterior swinging and roll-up doors, and adding continuous insulation to the exterior walls)? Reference: Sections C101.3, C101.5, C103.2, C303, and C401.2, International Energy Conservation Code 2012.

08/03/2018 DAN SANTA CRUZ ELECTRICAL-COMMERCIAL REVIEW Reqs Change Please address the following electrical plan review comments. Also provide a written response.
#1. Ref; Tucson/Pima County Outdoor Lighting Code.
(a) Provide a note requiring a special inspection for Outdoor Lighting. Sec 104.2.2, 106.2.
(b) Verify light source color temperature output for exterior lighting does not exceed 3500K, sec 402.1.
#2. Ref; Plan Sheet E5.1. Indicate the conduit, conductor sizes and types for the secondary feeders to the electrical service. This will be the designer and contractors responsibility, not the utility company.
#3. The grounding and bonding conductor sizing at the service is to be determined per NEC 250.66.
#4. The electrical equipment shown on the one line diagram does not correlate with the equipment shown on the enlarged power plan. Plan sheet E4.1
#5. Provide the AIC rating of the electrical panels on the panel schedules.

TRANSMITTAL DATE: August 6, 2018

1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. The building plans have been reviewed for compliance with development package DP18-0156 and appear to meet all requirements but until the DP is approved and the following comments have been addressed Zoning cannot approve the building plan.

3. The development package sheets provided in the building plans will either need to be; copies of the approved development package, marked as reference only or be removed from the building plan.

4. Until all other PDSD review agencies have approved the building plans zoning cannot approve.
