Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012 that remained in effect until 1/1/2019. Provide the code reference used for the design on the plans.

GENERAL COMMENTS:

1. Provide consecutive sheet numbers on each construction drawing, R106.1.1. Include the HVAC duct layout sheet.
2. Each dwelling unit building requires a street address and a separate permit, R101.3. Show the address for this building on the plans.

FLOOR PLANS:

1. Show porch roof structures with one-hour fire-resistive construction separating the units in compliance with IBC Table 721.1(2), or show a clear 3' fire separation distance determined from a line parallel with the building separation line (imaginary property line). This separation is required from ground to roof and from end to end of the porch roof.
