The proposed additions and changes to the property require historic review and the submittal of a development package.

Per UDC Table 6.3-3.A the perimeter yard setback is 10' or ¾ height when a nonresidential use abuts a nonresidential zone. The proposed perimeter yard setback is 5'.

Per UDC section 6.4.5.C the street perimeter yard setback is 20'. The proposed street perimeter yard setback is 0'.

The applicant is proposing a terrace and privacy wall that is straddling over property line to the East 84 W Simpson. Applicant owns both properties.
