07/12/2018 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. Sheet 1 of 8; Keynotes: Note 10 indicates the south wall of the new building is one foot north of the south property line. Please add a note to this sheet (or to Sheet A1.0) indicating the distance from the face of the building to the centerline of the existing alley is 11 feet +/-, and therefore meets the requirements for the IBC Table 602.
2. Sheet A1.0; Toilet Room Plan 1: The east wall of the toilet room (plumbing wall) indicates a different wall type than shown in Section 3/A1.0. Please provide the wall stud size and spacing for this wall.
3. Sheet A1.0; Wall Section 3: A note indicates metal studs at 16" o.c. may be used instead of wood studs. Please provide the metal stud size and gauge in that note. In addition, provide a note for the metal stud size and gauge at the east wall of the toilet room (see Comment 2).
4. Sheet A1.0; Wall Section 3: The note for 2x6 ceiling joists at 16" o.c. is listed twice in this section. Please revise.
5. Sheet A1.0; Toilet Room Elevations: Please locate the horizontal grab bar on the back wall per the ICC/ANSI A117.1 Figure 604.5.2.
6. Sheet A1.0; Toilet Room Elevations: Please indicate the range of dimensions for the grab bars on the back wall per the ICC/ANSI A117.1 Figure 604.5.2.
7. Sheet S0.0; Structural Notes (Structural Steel): Note 7 indicates the building manufacturer shall furnish complete erection drawings, including anchor bolt settings, cross sections at the walls, etc. The note concludes with "Drawings and details shall be stamped by a registered professional engineer". The City of Tucson would also require two sets of the premanufactured metal building structural calculations to be sealed, signed, and dated by a registered professional engineer licensed in the state of Arizona, with the expiration date of that license also indicated. The engineer of record (M. Ahmed) will follow the requirements of the IBC Section 107.3.4.1 for deferred submittals.
8. Sheet S1.0; Foundation Plan: Please darken the grid line numbers indicated along the west wall.
9. Sheet S1.0; Footing Schedule; Detail 101: The detail indicates a 1'-6" minimum footing width, while the footing schedule indicates 1'-4" (F2). Please coordinate.
10. Sheet S1.0; Foundation Plan: At grid lines 3 and E, a Section 106 is indicated. Please revise that reference.
11. General: Please provide a Special Inspection Certificate for this project.
12. General: Please provide written responses to all review comments.

07/24/2018 DAVID RIVERA ZONING REVIEW Reqs Change FROM: David Rivera
PDSD Zoning Review Section

PROJECT: T18CM04992 - New Building (Commercial Storage) Related to DP18-0158
Building Plan Review (1st Review) Complete Door Systems
1870 E 18th Street - I-1 Zoning

TRANSMITTAL DATE: July 24, 2018

DUE DATE: July 27, 2018

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. COMMENT: Zoning has done a cursory review of the building plans. Prior to a more comprehensive review by zoning the DP must be reviewed and approved prior to zoning approval of the building plans. While the cursory review did yield an indication that the building plans are consistent with what has been proposed and drawn on the DP (copy of the DP site sheet attached to the building plans) zoning cannot approve the building plans at this time.

While the building footprint is consistent with the footprint on the DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.) zoning cannot approve the building plans until the Commercial Plans reviewer(s) have approved the building plans.

2. COMMENT: Zoning will review the building plans on the next submittal to assure consistency with the DP. If any changes are necessary to the building plans due to plan review comments that affect zoning requirements the DP will have to be revised to reflect the changes. Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans.

3. COMMENT: The copy of the unapproved version of the DP included in the building plans must be removed from the building. Include a copy of the PDSD approved, stamped and signed reference copy with the next submittal of the building plans. Do not attach or include the DP as part of the building set unless it is the PDSD approved, stamped and signed copy.

If you have any questions about this transmittal, Contact David Rivera on Tuesday or Wednesday at (520) 837-4957 or by email David.Rivera@tucsonaz.gov or contact Steve Shields, (520) 837-4956 or Steve.Shields@tucsonaz.gov
