This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the service lines for verifying correct sizes and necessary upgrades. FRAMING PLANS and SECTIONS: 1. Show a beam size with appropriate load carrying capacity, R301.1. Include the porch beam. Update the 6x6 wood post notation on Section "A". 2. Also, update the parapet location shown on Section "A" since the porch rafters are not sized for supporting a walking deck above. The section does not show the ledger connection as noted on the plan. 3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value. PLUMBING PLANS: 1. Clarify the point of connection of the new cold water line to existing service pipes. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. MECHANICAL PLANS: 1. Show impact protection for appliances located in the garage, M1307.3.1. 2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. 3. Show dryer vent size and location for venting to exterior, M1501. 4. Show bathroom exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1507.4. ELECTRICAL PLANS: 1. Provide an electrical riser diagram, E3403. Notate the grounding and bonding method, E3607. Show the feeder size between panels. 2. Clarify the sub panel size, E3404.12 & E3706.2. The panel schedule shows 60A and the plan shows a 100A rating. 3. Show Bathroom receptacles on a 20 AMP circuit, E3703.4. 4. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. Include the circuit number on the panel schedule.
