COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8).

This site is located in the HO-3 zone (UDC 4.7.15). The proposed use is Civic Assembly which is a permitted use in the zone.

The proposed additions and changes to the property require historic review and the submittal of a development package.

Per UDC Table 6.3-3.A the perimeter yard setback is 10' or ¾ height when a nonresidential use abuts a nonresidential zone. The proposed perimeter yard setback is 5'.

Per UDC section 6.4.5.C the street perimeter yard setback is 20'. The proposed street perimeter yard setback is 0'.

Per UDC Table 7.4.4-1 the minimum number of motor vehicle parking spaces required for a civic assembly use is 1 space per 100 sq. ft. GFA in all combined public assembly areas or areas where religious services are held, whichever is applicable. No on site motor vehicle parking is proposed on the site.

When submitting the development package for the proposed changes, a lot combination will be required. The development package will also need to include an individual parking plan.
