Sheet A1.0 (Site Plan); Sheet A3.0 (Floor Plan): Per the IBC Section 705.3, an imaginary line must be located between the new and existing buildings on a common lot if we are approaching this project as a separated occupancy. The distance from the new building or existing building to that imaginary line must meet the separation distance requirements of the IBC Table 602. If the buildings are closer than those values listed in Table 602, the exterior wall and opening protection must meet the criteria of Sections 705.5 and 705.8. It appears the west wall of the addition may be closer (15'-0" indicated on Sheet A1.0) than allowed. Please verify. 2. Sheet A3.0; Floor Plan: Per the IBC Section 1108.2.9.1, at least 5% of the dining surfaces for seating and standing spaces shall be accessible and located on an accessible route. Please indicate those accessible surfaces and seating locations in the dining area. In addition, please provide the accessible seating calculation on this sheet. 3. Sheet A3.0; Floor Plan: Per the IBC Section 2902, the required number of plumbing fixture calculations must be determined. The number of new occupants in this addition must be combined with the total number of occupants previously assigned to the existing building that will use this restroom facility. Plumbing fixtures must meet the code requirements for that total number of users. Please indicate those calculations on this sheet, and show calculations for the number of men and women water closets and lavatories required, along with the service sink. 4. Sheet A7.0; Section C: Should the enlarged Section 1/A8.0 be revised? Please verify. 5. Sheet A9.0; Details 1 and 3: Per the IBC Section 1607.14, interior walls that exceed 6 feet in height shall have adequate strength to resist not less than 5 psf horizontal load. On these details, please provide diagonal bracing from the top of the wall to the roof structure above. Please indicate the brace size and spacing, along with the quantity and size of the connectors required at those locations. 6. Sheet A10.0; Interior Elevations 1 (A, B, and C); Interior Elevations 2 (Public Side): Please finish the detail cuts indicated on these elevations. 7. The size of a drainage pipe shall not decrease in the direction of flow. Reference: Section 1101.5, IPC 2012 7. Verify the size of the existing gas main (shown as 3.5") and state the total developed pipe length. The question is whether the section of gas main between the meter and the connection of the new 1-1/4" pipe is adequate. Reference: Section 401.3, IFGC 2012. |

Provide a shaft to enclose the grease duct or provide a field-applied grease duct enclosure. Reference: Section 506.3.11, IMC 2012. 7. Where is detail 5/M4.0? It is called out on sheet M2.0. 8. Verify the size of the round grease duct on the roof entering EF-1. It is 16" on the shop drawings but 20" on the mechanical roof plan. Similarly, the rectangular grease duct is 20" x 12" on sheet M1.0 but is 28" x 8" on sheet M2.0 9. Verify that the evaporative cooling section of the makeup air unit is equipped with a recirculating water system. Reference: Section 928.2, IMC 2012 and ARS Title 45, Chapter 1, Article 12. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP. 3.
