06/21/2018 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Lined water heaters with a heat input of 200,000 BTU per hour or more, an operating water temperature of 210ยบ F or greater, or a nominal water containing capacity of 120 gallons or more are required to comply with the rules contained in Article R20-5-404 (Standards for Boilers, Lined Hot Water Heaters and Pressure Vessels) of the Arizona Administrative Code. http://apps.azsos.gov/public_services/Title_20/20-05.pdf. Lined hot water heaters require 36" of clearance on each side of the water heater unless the Arizona Administrative Division approves alternative clearances.
2. Revise the location of the sediment trap to be downstream of the appliance shut off valve, as close to the equipment as possible (compare the gas riser detail on P2.2 with the gas dirt leg w/ SOV detail on P0.1). Reference: Section 408.4, IFGC 2012.
3. Verify that the specified metering faucets for the public lavatories (i.e. rooms 105 and 115) will dispense a maximum of 0.25 gallons per metering cycle. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
4. Provide tempered water for the public restroom lavatories (i.e. rooms 105 and 115) using approved devices conforming to ASSE 1070. Reference: Sections 416.5 and 607.1.2, IPC 2012.
5. Use an approved 2-way cleanout fitting only at the junction of a building drain and a building sewer; otherwise, cleanouts shall open to allow cleaning in the direction of flow (P1.0 and P1.1). Reference: Sections 708.3.5 and 708.5, IPC 2012.
6. A dishwasher may not discharge through a hydromechanical grease interceptor but it is required to discharge through a gravity grease interceptor. Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson.
7. Hand sinks in the kitchen are allowed to connect to the sanitary waste system instead of the grease waste system only if each sink has a sign posted above it stating, "HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED." Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson.
06/21/2018 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Demonstrate energy code compliance for the addition to the building envelope and the mechanical systems using calculations based on the current code. Reference: Sections C101.4.3, C101.5, C103.2, C303, and C401.2.1, International Energy Conservation Code 2012.
2. Provide heating and cooling load calculations, using the exterior design conditions shown in Section 302.2, IECC 2012, as modified by the City of Tucson.
3. Show that each rooftop unit (AC-3a, AC-5a, and AC-5b) has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy) and, if the thermostat does not require manual changeover from the heating and cooling modes, it restricts set point overlap. 4. Provide mechanical ventilation for the residential portions of the building. Reference: Section R403.5, IECC 2012 and Section 403.3, IMC 2012.
5. Show the size, routing, and termination of the condensate drains from AC-3a, AC-5a, and AC-5b. Reference: Section 307.2.1, IMC 2012 as amended by the City of Tucson.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has reviewed the building plans but cannot approve them at this time. The development package has been returned for corrections and was not available for comparison at the time of the building plan review by zoning.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP. (Include a copy of the most current or the approved and PDSD stamped version of the DP with the next building submittal.) The PDSD approved and signed copy of the DP shall not be incorporated into the building plans unless it is a PDSD approved and stamped copy.

3. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning.

4. COMMENT: Once the plans have been reviewed and approved by the Commercial Plan Reviewers and zoning has verified consistency with the PDSD approved and signed copy of the DP, the building plans can be approved by zoning.
