10/18/2018 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. Please resubmit sheets without referencing Type A or Type B units; Section 1107.7.2 of the IBC does not require for multi-story dwellings to be constructed as Type B dwellings where no elevator is provided. Also, Type A units are not required where the total number of dwellings is less than 20 on a single lot. IBC 1107.7.2.
2. Sheet a401, Detail 2 is specifying a typical 2-hr. fire resistance area separation wall which would normally be used for the separation between townhomes found in section R302.2 of the International Residential Code. The building classification which has been assigned for this project is R-2 RESIDENTIAL/APARTMENTS by the designer. Please provide an explanation on the intent for the use of the area separation wall and whether whis would change the classification to R-2 townhomes or condominiums. IBC 310.1.
3. The list of Deferred Submittals could not be located on the cover sheet as noted on the written responses provided. Please provide the Deferred Submittals list for roof/floor trusses and any other applicable components. IBC 107.3.1.
4. On sheet S002 of the structural drawings, the table which contains SYMBOLS, PLAN ABBREVIATIONS, MATERIAL contains non-readible font. Please correct this situation as noted on the previous plan review comment. IBC 107.2.1.

1. COMMENT: Zoning has reviewed the building plans in reference to the revised development package (DP18-0050), but cannot approve them at this time. It appears all Zoning comments from previous reviews have been addressed.

2. COMMENT: Once the plans have been reviewed and approved by the Commercial Plan Reviewers, the building plans can be approved by Zoning.

3. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of revised building plans by Zoning.
