IBC 310.4. 2. Sheets a000, a001 The code sections which have been cited on the specifications are from the INTERNATIONAL RESIDENTIAL CODE. The project has been designated a Group R-2 occupancy and is regulated by the INTERNATIONAL BUILDING CODE. Provide specifications from the appropriate international code sections. 3. Type A units and Type B units shall be provided in apartment houses. IBC 1107.6.2.1. 4. In apartment complexes containing more than 20 dwelling units, at least 2 percent but not less than 1 of the units shall be a Type A unit. All apartment units on site shall be considered to determine the total number of units and required number of Type A, and Type B units which shall be dispersed among the other units. IBC 1107.6.2.1.1 5. Specify the number of Type A and B units and show the dispersion of units on an over-all site plan. IBC 1107.6.2.1.1 6. Provide energy code compliance calculations for the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the new buildings to the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C101.4.3, C101.5, and C103.2, International Energy Conservation Code 2012. 7. Sheet a00 Provide a list of deferred submittal items that include roof and floor trusses, and any other applicable portions of the design documents that are not submitted at time of application. IBC 107.3.4.1. 8. Sheet as1.1 The SETBACKS distances that are listed in the section call out a 21 ft. front setback, however the distance between the buildings is shown to be 26'-4". Specify how the front setback distance is measured relative to the separation between the buildings and property line location. Coordinate the side and rear setbacks with the dimensions shown on Sheet as1.1. IBC 107.2.1. 9. Sheet a401 contains a detail for a "typical area separation fire wall, 2-hr rated", yet this wall detail is not called out in any of the floor plans. If this is in fact a fire wall meant to separate the dwelling units as in a townhome construction, then it would be regulated by the International Residential Code. Specify the use and location of the fire wall, or remove it from the plans. 10. Sheet a100 Wall type W-05 is being described as a demising frame wall that must be identified as a fire resistive assembly for separation between dwelling units. IBC Section 708.1 requires a fire partition rating of ½ hour in buildings of type VB construction in fully sprinklered buildings. IBC 708.1 11. Sheet a103 Enclosed attic spaces where ceilings are applied directly to the underside of roof framing members is required to have cross ventilation. Provide attic vent calculations and specify the type and number of ventilation openings. IBC 1203.2. 12. Sheet a100 Single or multiple-station smoke alarms shall be installed on the ceiling or wall in the immediate vicinity of bedrooms, in each room used for sleeping purposes and in each story within a dwelling unit. Show required smoke alarms on the architectural floor plan. IBC 907.2.11.2. 13. Sheet a100 A carbon monoxide alarm is required in each dwelling unit because it contains an attached garage. The alarm must be listed in accordance with NFPA 720 and installed per manufactured specifications. IBC 908.7 14. Sheet as100 Under the project info heading, clarify "2 FIRE SEPARATION AND FIRE RESISTANCE", what is this in reference to? IBC 107.2.1. 15. Sheet as1.1 Provide over-all dimensions of the entire building; specify the building total square footage. IBC 107.2.1. 16. No dimension was provided on the approved development package. The side (east and west) perimeter yard setback is regulated at 10' or 3/4 the height of the structure. 2. COMMENT: The applicant may reduce the size of the pergola structures to meet the required 10' setback. This must be illustrated on the building plans with all applicable dimensions. 3.
