PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FLOOR PLANS:

1. Garages beneath habitable rooms require separation from all overhead habitable rooms by not less than 5/8" type X gypsum board or equivalent. Also, ½" GWB is required on supporting walls, Table R302.6.
2. The walls and soffit of the enclosed space under stairs must be protected on the enclosed side with ½" gypsum board, R302.7.
3. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.13.

STRUCTURAL PLANS:

1. Provide separate (second level) floor and roof framing plans for determining performance compliance, R301.1. Include framing for the stairway opening.
2. Provide a header schedule and show opening sizes supporting new roof consistent with Table 502.5(1) & (2).

SECTIONS - DETAILS:

1. Show a cross-section detail with minimum ½" diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6. Update the footer detail sheet A-1.
2. Remove the description of "plan" from the detail sheet D-1, R106.1.1.
3. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1.
4. Calculate and show the attic ventilation opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents.

PLUMBING PLANS:

1. Show a plumbing plan for the ground floor fixtures, R106.1.
2. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate existing or proposed water meter size.
3. Provide a complete fixture unit schedule, P2903.6. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units.

MECHANICAL PLANS:

1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections.
2. Show bathroom exhaust fan with minimum 50 CFM rating and duct to the exterior, R303.3 and M1507.4.

ELECTRICAL PLANS:

1. Show illumination switching at the ground level for the stairway, R303.7.
2. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms be in compliance. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke alarms, R314.2.
3. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity. Show a smoke alarm on each story of the dwelling, R314.3.3.
4. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
5. Provide an electrical riser diagram, E3403. Notate the grounding and bonding method, E3607. Show any sub panel supplying the existing building, E3607.3.
6. Show the location of the Electrical Service Panel on the plan, E3404.12.
7. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
8. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
