07/17/2018 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. The architectural roof plan (A4.1) shows the porte cochere with a ridge running roughly North-east to South-east so that two roof drains are located North-west of the ridge and two overflow roof drains are located South-east of the ridge. Do you intend to have four pairs of roof-drain/overflow drains, one pair located in each corner of the porte cochere? [Initial comment: Clarify the roof drainage plan for the revised porte cochere. Show how the secondary (overflow) roof drains are able to limit the rain load on the roof structure. Reference: Sections 1101, 1106 and 1108, IPC 2012, and Sections 1611.1 and 1611.3, IBC 2012.] 2. Based on Table 402.4 (2), IFGC 2012, the existing 3" gas main can only handle 2610 CFH. [Initial comment: Provide a natural gas schematic showing both the existing and the new loads and the developed lengths of the piping to each new load and the maximum developed pipe length for the main gas line. Reference: Sections 402.1 and 402.3, IFGC 2012 and Section 107.2.1, IBC 2012.] |
07/18/2018 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | The general installation and maintenance manual for commercial hoods (the manufacturer appears to be CaptiveAire) does not provide the information needed to determine if the hoods comply the relevant codes or will be installed properly in this building. Provide a complete mechanical design for each hood along with structural details showing how each hood will be supported from the building structure (see Section 507.6, IMC 2012). Correct mechanical note #1 on the exhaust fan schedule to require a fan listed to UL 762 for use with a Type I grease hood, not Type II. Coordinate detail 9/M4.1, showing the installation of a utility set fan as shown on sheet M2.6 rather than an up-blast centrifugal fan. Revise detail 10/M4.1 to show the installation of a scheduled exhaust fan. Reference: Sections 506, 507, and 508 IMC 2012. [Initial comment: Provide the specifications and operating parameters for the two kitchen hoods supplied by others and show how both the hoods and the exhaust ducts are to be installed. Reference: Section 107.2.1, IBC 2012.] |

07/25/2018 | DAN SANTA CRUZ | ELECTRICAL-COMMERCIAL | REVIEW | Reqs Change | Please address the following electrical plan review comments. Also provide a written response. #1. Per the previous electrical plan review comment #2, in reference to the Tucson/Pima County Outdoor Lighting Code (OLC). The plan reviewer referenced section 104 of the code for plan submittal requirements. This plan submittal does not contain evidence that the proposed work will comply with this Code, section 104.1, 104.2. And also section 104.2.1, 104.2.2, 106.2, 401.1, 401.2, 401.3, 401.4, Table 401.1, 402.1. The Tucson/Pima County Outdoor Lighting Code can be printed or downloaded from www.tucsonaz.gov/pdsd. (a) Provide Parcel size in acres. (b) The lumen calcs are to include existing site lighting. (c) Allowed lumens per acre, shielded and unshielded. (d) Lighting area and option used. Table 401.1 And any other information necessary to verify Outdoor Lighting Code Compliance. #2. Per the previous electrical plan review comment #3. A complete luminaire schedule was not provided as requested. Where are the "Electrical Specifications" located, as stated in the response? See The City of Tucson Commercial Plan Submittal Requirements. This document can be printed or downloaded from www.tucsonaz.gov/pdsd. See Electrical Plan Requirements, (Fixture schedule). The mark designated on the floor or site plan for the luminaires must correlate with the luminaire schedule. #3. . Per the previous electrical plan review comment #4. It was requested to provide Disconnecting means, fuse sizes, designate branch circuits and panels, conductor sizes and types, for all new and or relocated mechanical equipment. The response was,"Refer to equipment schedules, and general note C, plan sheet E6.1". Please include the information requested for all mechanical equipment… For clarification indicate NEW, EXISTING or RELOCATED for each piece of equipment. On new Equipment, provide a complete panel schedule, location of the panel, and load calcs to verify the panel is within its capacity. #4. . Per the previous electrical plan review comment #5. Ref; Plan Sheet E4.1. There was no compliance with this comment. The electrical design modifications need to reflect the information requested. For example, the Accessible Double Queen Studio is not shown in the demo plans. There is a junction box for Power Shades for this unit. What is the branch circuit, panel designation? Where is the power coming from? Show circuit breaker panel locations, complete panel schedules, assign branch circuit and panels for all power and lighting, mechanical equipment, conductor sizes and types NEC art's 300, 408.4. Where are the provisions for Tamper Resistant receptacles NEC 406.4D(5), 406.13? Ref; 2012 IBC 107.2.1, 2011 NEC, Tucson /Pima County Outdoor Lighting Code. |
07/30/2018 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Previous Comment 17; Sheet A7.1; Enlarged Plan: A note indicates 4 accessible seats, but 5% of 51 seats requires only 3 accessible seats. These three seats must be dispersed throughout the area. Currently, only two table locations are identified on the plan. Please add the third accessible seat and table, and revise the accessible seat count to 3. |
