COMMENT: Zoning has reviewed the building plans but cannot approve them at this time. An approved development package (DP) is needed for comparison at the time of the building plan review by zoning. 2. COMMENT: Zoning will review the building plans on the next submittal to ensure consistency with the DP. (Include a copy of the most current or the approved and PDSD stamped version of the DP with the next building submittal.) The PDSD approved and signed copy of the DP shall not be incorporated into the building plans unless it is a PDSD approved and stamped copy. 3. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning. 4. For 39 occupants in a B Occupancy Classification, only 2 total water closets are required (one for males, and one for females). Per the IBC Section 2902.2.1, if only one toilet facility is required for each sex, and each facility has only one water closet, the two restrooms may be classified as unisex (accessible). However, in this case, since the men's facility has a water closet and a urinal, and the women's facility has two water closets and two urinals, neither of these can be designated as unisex restrooms and must be specifically designated as men's or women's. Please revise the plan and restroom layouts. This issue may be appealed to the building official. 2. Sheet c100; Building Codes (Plumbing): A note indicates a water fountain to be replaced by filtered water in the Kitchen. Please indicate on Sheet a101 and/or Sheet p102 the location of the filtered water dispenser. Add a note that the water cup location must be accessible. 3. Sheet a101; Floor Plan (Kitchen/Break): Per the IBC Section 1109.3, the sink in the Kitchen/Break room must be accessible. Please indicate the counter height shall be a maximum of 34" above the finish floor. Please add this information to a101, and revise 11/a104. 4. Sheet a101; Floor Plan (Kitchen/Break): Per the IBC Section 1108.2.9.1, one of the dining surfaces shall be accessible. Please indicate that table on the plan, and indicate the 30" x 48" clear floor space at that table (reference ICC/ANSI Figure 305.3). 5. Sheet a101; Floor Plan (Lobby/Waiting): The reception desk (Keynote 2) indicates "by other". Please include a note that sales and service counters must meet the requirements of the ICC/ANSI Section 904. In addition, indicate the required approaches per Sections 904.3.1 and 904.3.2. 6. Sheet a101; Floor Plan (Coffee/Kitchenette): Per the IBC Section 1109.4, this counter must be accessible (maximum 34" above finish floor). Please add that note to the plan and to Elevation 6/a104. 7. Sheet a101 (Floor Plan); Sheet a104 (Door Schedule): The north exit door indicates D5 on the floor plan, but appears to be D4 in the Door Schedule. Please verify. 8. Sheet a101 (Floor Plan); Sheet a200 (Elevations): The elevation call-outs on Sheet a101 do not match those on Sheet a200. Please revise. 9. Sheet a103; Roof Plan: A note on the west wall describes a guard rail. Please provide a detail indicating rail member sizes and locations, and showing how the rail is connected to the roof or wall. 10. Sheet a105; Enlarged Plan: Revise this plan as required for Comment 1. 11. Sheet a200; Elevation 4: There is a single door indicated between the sliding doors in the Kitchen and the windows in the General Manager's Office, that does not appear on the Floor Plan. Please verify. 12. Sheet a300; Building Sections: The Building Sections all reference an enlarged Detail 5/a401 at the parapet. Please revise that reference. 13. If the shower does not have a pre-fabricated receptor, provide details to show that the construction of the receptor complies with the requirements of Section 417.5.2, IPC 2012. 6. Appliances (e.g. coffee maker) that are to be directly connected to the water supply system but do not have listed, integral backflow preventers or integral air gaps conforming to Section 608.13.1, IPC 2012 require backflow prevention. Specify the type of backflow prevention device required for each water connection. Reference: Sections 608.1 and 608.3, IPC 2012. 7. Provide hydraulic scupper size calculations for the round scuppers based on the 100-year hourly rainfall rate for Tucson, 3" per hour and a maximum storm water level based on the structural capacity of the roof.
