Ref: 2012 IBC sec 107.2.1, 2011 NEC
05/25/2018 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. Sheet G1.0; Sheet Index: The sheet index must be drawn on this sheet per the IBC Section 107. Please remove the attached index and add a drawn version in its place.
2. Sheet G1.1; Code Requirements: The allowable building height and number of stories may be increased by 20' and one story, which gives us an allowable height of 75' and three allowable stories (see Table 503). Please indicate this information on this sheet.
3. Sheet G1.1; Code Requirements: The allowable building area may be increased by 200% ( IBC Section 506.3 as indicated on this drawing), which gives an allowable area of 14,500 x 200% + 14,500 = 43,500 SF per story. Please indicate this information on this sheet.
4. Sheet G1.1; Code Requirements: Please indicate on this sheet the occupant load for the second floor. Use this number to determine the number of exits required at the second floor. The total occupant load for the second floor must include the new classrooms/meeting room/office in addition to the existing portion of that floor. In addition, indicate the total occupants using each exit including the new classroom occupants with the existing occupants.
5. Sheet G1.1; Second Floor Plan: There appears to be no accessible exit from the second floor. Per the IBC Section 1103.2.2, existing buildings shall comply with the IBC Section 3411. Please indicate on this sheet the requirements of the IBC Section 3412.2.4 are met for accessibility.
6. Sheet G1.1; Code Requirements: The number of exits references the IBC Section 1014.2.1. Please revise the section reference.
7. Sheet G1.1; Code Requirements: The maximum travel distance references the IBC Table 1015.1. Please revise the table reference.
8. Sheet G1.1; Code Requirements: The travel distances indicated on the plan do not follow the requirements of the IBC Section 1016.3. Please indicate on the second floor plan and revise the actual travel distances as required.
9. Sheet G1.1; Code Requirements: The total number of exits provided indicates 5. Please verify and indicate those exits on the second floor plan. Exits may not pass through storage rooms per the IBC Section 1014.2(4).
10. Sheet G1.1 (Actual Area); Sheet A1.0 (Site Plan): The first and second floor square footages indicated on the Site Plan do not match the Code Requirements numbers. Please coordinate.
11. Sheet A2.2; Second Floor Plan: Keynote 14 indicates a chase per Details 2/A7.1 and 4/A7.1. Do these chases extend through the roof or second floor (it does not appear so on the First Floor Plan or the Reflected Ceiling Plan)? If they do, they must be rated for fire resistance per the IBC Section 713. Please verify.
12. Sheet A2.2; Typical Wall Types: Per the Code Requirements on Sheet G1.1, the walls around the file storage room must be one hour fire resistance rated. Is that Wall Type F indicated on Sheet A2.2? If so, please indicate in the Wall Type Schedule the required fire resistance rating, and provide a U.L.number listing for that rated wall assembly.
13. Sheet A2.2; Keynotes: Please finish the detail reference in Note 3.
14. Sheet A4.1; Roof Plan: A section cut in the east/west direction indicates 3/A5.1. Please revise.
15. Sheet A4.1; Roof Plan: A section cut in the north/south direction indicates 2/A5.1. Please revise.
16. Sheet A7.1; Door Schedule: Doors 204B and 204C are in a one hour fire resistant rated wall (per Code Requirements) and must be rated (per Code Requirements). Please verify and revise as required.
