This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Provide documentation of a utility easement for the sewer line that crosses a private property before connection to the county sewer system, Unified Development Code Article 7.12. FLOOR PLANS: 1. Individual dwelling units in duplexes must be separated by 1-hour fire-resistance rated assemblies from floor to bottom of roof sheathing, R302.3. Update the 3/8" Plaster notation on sheet A-2 and provide a detail or notation showing acceptable compliance with R302.3. Prescriptive options are found at IBC Table 721.1(2). 2. Show compliance with R310.1.4 providing egress from sleeping rooms without operational constraints. Provide notation at keynote #3 or 4 stating no keys for exiting the sleeping room. PLUMBING PLANS: 1. Notate the requirement for a carbon monoxide detector installation outside of bedroom doors, R315.3. This is required as permitted work is done within existing dwellings having attached garages or having fuel-fired appliances. MECHANICAL PLANS: 1. The mechanical system calculations must be provided as a deferred submittal for approval prior to mechanical inspections. ELECTRICAL PLANS: 1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 2. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
