2. Sheet A1.0; Code Review (Plumbing Fixture Calculations): The occupant load is indicated as 300 total occupants for the existing building plus the addition. Per the IBC Section 903.2.1.3, if the fire area (all portions of this building) has an occupant load of 300 or more (using most restrictive A-3 occupancy group per the IBC Section 508.3.1), an automatic sprinkler system is required for the entire fire area. Please verify.
3. Sheet A1.0; Code Review (Plumbing Fixture Calculations): The required number of plumbing fixtures must be calculated per the IBC Section 2902.1.1. Please provide this calculation on the drawings.
4. Sheet A2.0; Floor Plan: Note 017 on the north wall of the four classrooms indicates a folding glass wall system. Per the IBC Section 1008.1.2, egress doors shall be of the pivoted or side hinged sqinging type, or the door must meet one of the exceptions of that section. Please indicate on the drawings (Door Schedule on Sheet A7.0) the exception number and the specification for that door as required by the Code.
5. Sheet A2.0; Floor Plan: A building section cut through the classroom/kitchen areas indicates 1/unused. Please remove that section cut from the plan.
6. Sheet A2.0; Floor Plan: Wall Types 5 and 7 were not located on the plan. Please verify.
7. Sheet A3.0; Reflected Ceiling Plan: Exit lights are referenced in the legend, but are not shown on the plan. Please verify and add a reference to a plan for the exit lighting locations, or include those on this sheet.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has done a cursory review of the building plans. Prior to a more comprehensive review by zoning the DP18-0105 must be reviewed and approved prior to zoning approval of the building plans. While the cursory review did reveal any major issues with the proposal, zoning cannot verify that the building plans are consistent with what has been proposed and drawn on the DP.

Zoning will review the building plans and exterior work and compare it to the DP as it relates to the zoning review purview such as building footprint, height, square footage, site conditions etc. However zoning cannot approve the building plans until the Commercial Plans reviewer(s) have approved the building plans.


2. COMMENT: Zoning will review the building plans on the next submittal to assure consistency with the DP. If any changes are necessary to the building plans due to plan review comments that affect zoning requirements the DP will have to be revised to reflect the changes. Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: building plans
05/22/2018 DAN SANTA CRUZ ELECTRICAL-COMMERCIAL REVIEW Reqs Change Please address the following electrical plan review comments. Also provide a written response.
#1. Provide an electrical site plan showing the location of the existing electrical service equipment for the building and for the existing pole mounted utility transformer and the underground secondary conduit intended to be used for the additional 600 amp service.
#2. Designate a number, letter, or other identification for the services.
#3. By "Special Permission", an additional electrical service may be approved by the AHJ, per the conditions stated in 230.2A, B, or C. Provide justification for an additional 600 amp service of the same voltage and phase as it correlates to the conditions of NEC 230.2 A, B, or C. The existing service appears to have the capacity via two spare spaces in the load section. The Chief Building Official can provide the "Special Permission" through the appeal process. Applications are available to print or downloaded from www.tucsonaz.gov/pdsd, (All Application Forms).
#4.Ref; 600 amp service.
(a) The 350 KCMIL secondary feeders rated at 310 amps are undersized for the 422 amp calculated load for that service. NEC 220.40, 310.15 B(16).
(b) Provide a grounding electrode system for the new service.
(c) Provide for a common grounding electrode as required per NEC 250.58 for the two services.
(d) Designate fuse amperage rating and types for the service disconnects upstream of panels 'K' and 'L'.
(e) Provide wiring method for the transition from parallel 350 KCMIL conductors to 4/0 in the existing wireway.
#5. Provide for GFI protection of the kitchen 120 volt receptacles as required per NEC 210.8B(2), (5).
#6. Provide full compliance with the 2012 Tucson/Pima County Outdoor Lighting Code for the exterior lighting.
