| 05/08/2018 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Clarify the size of the water service pipe to the building. On sheets C1.0 and P1.0 it is 1" but on sheet A1.0 it is 1-1/4" 2. Correct the notation on the water heater detail on sheet P1.0 that states that a thermal expansion tank is not required if an RPA is installed. See Section 607.3.2, IPC 2012. 3. Based on the Private Grading & Paving document (Development package DP17-0054, sheet C2.0), the rim elevation of the next upstream sanitary manhole (9722-02, 2271.63) is less than 12" below the first floor elevation (2272.50'). Provide a backwater valve per Section 715.1, IPC 2012, as amended by the City of Tucson. 4. Provide cleanouts for the building sewer located not greater than 100-feet apart, measured from the upstream entrance of the cleanout. Reference: Section 708.3.1, IPC 2012. 5. Provide a final cleanout for the building sewer located at the property line. See Pima County Wastewater Reclamation detail RWRD 401, HCS Connection to Sewer Line. 6. The plumbing plans calls for a 3" building drain and a 3" building sewer. At what point will the building sewer change to 4" as shown on sheet C1.0? Provide cleanouts sized for the nominal size of pipes that they serve up to 4-inches. Reference: Section 708.7, IPC 2012. |

| 05/10/2018 | DAVID RIVERA | ZONING | REVIEW | Reqs Change | FROM: David Rivera PDSD Zoning Review Section PROJECT: T18CM02839 - Construction Service Use - I-1 Zoning Building Plans (1st Review) 4010 N Runway Drive TRANSMITTAL DATE: May 10, 2018 DUE DATE: May 15, 2018 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. COMMENT: Zoning has reviewed the building plans for compliance with the approved development package. While the building footprint is consistent with the approved DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc) zoning cannot approve the building plans until the PDSD Commercial Plans reviewers have approved the building plans. 2. COMMENT: As part of the zoning review purview it was noted that the building plans include a Mezzanine level that was not included in the development package. While the mezzanine does not extend beyond the building footprint it is counted as building square footage and is subject to compliance for vehicle and bicycle parking. Prior to any approval of the building plans the development package will have to be revised to address the additional building square footage. In addition, the building height listed on the DP is 18 feet. However the building cross section lists the overall height from FF at one end at 20 feet and 18 feet at the lower end. Building height as defined in the UDC is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge) of the highest gable of a pitched or hipped roof, except as follows: (See Figure 6.4.4-A, Measurement of Building Height.) The height of the building will have to be revised on the DP as well as measured from design grade. 3. COMMENT: Assure that the approved and signed revised copy of the DP is included in the next submittal of the building plans or remove the current DP plan set from the building plans set and reference the DP case number on the Architectural site plan. 4. COMMENT: Zoning will review the building plans on the next submittal to assure that any revisions made to the building plans do not affect zoning requirements and that the above comments have been addressed. Zoning will also review for compliance with revised DP. 5. COMMENT: Zoning will not be able approve the building plans until a revised DP has been processed and approved by PDSD. If you have any questions about this transmittal, Contact David Rivera on Tuesday or Wednesday at (520) 837-4957 or by email David.Rivera@tucsonaz.gov or contact Steve Shields any time during the week at (520) 837-4956 or email Steve.Shields@tucsonaz.gov RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised Building Plans |
