3. Sheet S1.0 (Detail 3); Structural Calculations (Sheet 1): The calculations indicate 2-#4 in the bottom of the foundation, while Detail 3 indicates the 1-#4 top and bottom. Please coordinate.

08/22/2018 ROBERT SHERRY WATER REVIEW Reqs Change The calculated water demand (23.8 GPM) will require the installation of a 1" water meter. [Second Comment: The water demand shown on P-1 does not include the existing plumbing fixtures or the evaporative coolers. Section E103.3 (2.1) of Appendix E, IPC 2012 states that fixture units cannot be used for constant use items such as hose bibbs. Add a separate demand value for hose bibbs and evaporative coolers to the demand determined using fixture units. The total demand for the water is about 32 GPM, which will require a 1" water meter.] [Initial comment: Calculate the total water demand that will be served by the existing water meter. Include the service sink, hose bibbs, and the required water dispenser in addition to the water closets and lavatories. Verify that the size of the existing water meter is adequate for the new load. [Second comment: The COMcheck report shows that the building fails (18% worse than code requirements). In addition, using the High Efficiency HVAC additional efficiency package (Section C406, IECC 2012), will require that the unit heaters have a combustion efficiency of 90% or greater.] [Initial comment: Demonstrate energy code compliance for the addition to the building envelope using calculations based on the current code. Reference: Sections C101.4.3, C101.5, C103.2, C303, and C401.2.1, International Energy Conservation Code 2012.]
2. Provide the sequence of operation for the two building exhaust fans (EF-1 and EF-2). [Second comment: The heating load calculations show a heating load that is about half of the stated heating capacity of the two unit heaters. Note that mechanical ventilation will be required when the evaporative coolers are not operating.] [Initial comment: Provide heating load calculations that justify the capacities of the heating equipment specified for the project and provide sufficient heat to maintain a minimum temperature of 68 F on a design-heating day (32 F). COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. COMMENT: Zoning has reviewed the building plans but cannot approve them at this time.

2. COMMENT: Zoning will review the building plans on the next submittal to ensure consistency with the DP. (Include a copy of the most current or the approved and PDSD stamped version of the DP with the next building submittal.) The PDSD approved and signed copy of the DP shall not be incorporated into the building plans unless it is a PDSD approved and stamped copy.

3. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning.

4. COMMENT: Once the plans have been reviewed and approved by the Commercial Plan Reviewers and zoning has verified consistency with the PDSD approved and signed copy of the DP, the building plans can be approved by zoning.
