PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Provide a Site Plan consistent with the building plans, R106.1.1. Key note areas 15, 17 & 18 are not the same size as the building plans.

FLOOR PLANS:

1. Show room function (label) on the floor plan, R106.1.1.

STRUCTURAL PLANS:

1. Provide a header schedule and show opening sizes supporting new roof consistent with Table 502.5(1) & (2).

SECTIONS - DETAILS:

1. Show placement and rating of the insulation on the sections, R106.1.1.
2. Show anchor bolt length for assuring 7" embedment into concrete or masonry, R403.1.6.
3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.
4. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. Show product sizes that fill the rafter space without compression.

PLUMBING PLANS:

1. Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Show a ¾" water meter upgrade.

MECHANICAL PLANS:

1. Provide demand calculations in accordance with Manual J standards, M1401.3, M1601.1. The deferred calculations must be approved through revision process prior to mechanical inspections.
2. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Show locations of each smoke alarm, R314. Smoke alarms are required both in and outside each separate sleeping area, R314.3.2.
2. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
