The new plumbing fixture tabulation indicates 54 male and 2 female occupants in this building. Although it makes no difference in the number of restrooms, lavatories, or drinking fountains in this building, the IBC Section 2902.1.1 indicates the total occupant load shall be divided in half to get the number of female and male occupants. An exception to this section indicates that if there is statistical data, this 50% requirement can be revised. The City of Tucson requires the licensed design professional to provide a sealed, signed, dated statement that the owner has indicated this occupanct load revision is statistically correct. Please revise the plumbing calculations on Sheet T1 if the owner verification is not provided, or leave this sheet as is if the owner verification is provided. No change for the number of water closets or lavatories will be required for this building.
2. Previous Comment 2; Sheet A1.0 (Floor Plan); Sheet A1.5 (Enlarged Plan 1): The enlarged plan indicates a M5 bench in the men's locker room, but no bench in the women's locker room, which is required by the ICC/ANSI Accessibility Code Sections 803.4 and 903. Please indicate the bench in the women's locker room on the Enlarged Plan 1 on Sheet A1.5. In addition, in the Specifications on Sheet SP4, indicate the clear floor space required (Section 903.2), the bench size (Section 903.3), and the bench height (Section 903.5) under the M5 mark.

2. Refer to the State of Arizona General Permit for De Minimis Discharges to Waters of the U.S. (http://azdeq.gov/sites/default/files/final_dmgp_2016.pdf ) See section B (6) in Part 1 (on page 6): the document makes the distinction that only residential evaporative coolers are considered De Minimis and are can be allowed under the general permit. You have two choices with commercial evaporative coolers: prevent the cooler discharge from draining to an adjacent waterway by keeping it on site or apply for a separate discharge permit from ADEQ. [Initial comment: Process liquids (e.g. blowdown from evaporative coolers) may not be discharged as storm water. Reference: Section 701.4, IPC 2012.]
06/07/2018 DAN SANTA CRUZ ELECTRICAL-COMMERCIAL REVIEW Reqs Change Please address the following electrical plan review comment. Also provide a written response.
As per the previous electrical plan review comment #1c,"Could not refer to project # M3-PN124055 for the existing lumen calcs. Provide a permit or activity number if available. Otherwise provide a lighting site plan with the locations and complete inventory of all exterior luminaires". …. The response to that comment was to refer to activity T12CM07876, the lighting calcs for that project show total lumens for at 393,750 shielded lumens and a parcel size of 3.8 acres. This does not correlate with the existing lumens shown on your lumen calcs and parcel size for the proposed new exterior lighting. Please provide a lighting site plan with the locations of all proposed and existing exterior lighting, and up to date lumen calcs, as required per the Outdoor lighting Code sections 102.4, 104.2.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.
1. COMMENT: Zoning has reviewed the building plans for compliance with the approved development package. While the building footprint and the site revisions are consistent with the approved DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.) zoning cannot approve the building plans until the Commercial Plans reviewers have approved the building plans.
2. The revisions made to the development package will have to be incorporated and shown on the resubmittal of the building plan. Please include the new door and curb access ramps on the north side of the building, and include the widening of the pedestrian area adjacent to the PAAL on the eastern side of the building.
3. COMMENT: The building plans must be approved by the PDSD commercial plans reviewers before zoning can approve the plans.
4. COMMENT: The development package sheets provided in the building plan set should either be the approved set or marked as reference; or removed from the building set completely and submitted as a reference copy of the approved and signed development package.
5. COMMENT: Once the plans have been approved by all Commercial Plans reviewers and no site changes are made that affect zoning requirements, zoning will stamp and sign the building plans as it pertains to the zoning review purview.
