Provide the site utility plan as a reference drawing with this drawing set.
On sheet G1.0, Building Code Data, add ICC/ANSI A117.1-2009 and 2012 City of Tucson/Pima County Outdoor Lighting Code.
No plumbing fixture calculations per 2012 IBC Table 2902.1 are included in the document set. Please submit to verify that the amount of fixtures shown on the floor plan meets Code requirements. Each occupancy shall be considered individually per 2902.1 and amounts of plumbing fixtures for their associated occupancies shall be added together for a final count. Per 2902.1 all fixture ratios generated by the calculations shall be rounded up to the next whole number. It appears that additional lavatories are required.
Specification Section 07540 2.4 indicates the minimum R-value for board roof insulation as R-19. This does not match the R-25 insulation shown on the building envelope COMcheck, sheet MPE3.0. Either revise this specification or the COMcheck.
No U-factors are indicated on sheet A6.2 (or elsewhere in the drawing set) for the storefront or entry doors. However Specification Section 08411 1.3 (pages 286 and 293) states that the “average thermal conductance” shall not be more than U= 0.69. This does not match U-factor of 0.360 shown in the building envelope COMcheck, sheet MPE3.0. Either revise this specification or the COMcheck.
Also, Table C402.1 requires that opaque, swinging exterior doors have a maximum U-factor of 0.61 and roll-up doors shall have a minimum R-value of 4.74. The building envelope COMcheck on sheet MPE3.0 shows swinging doors with a U-value of 0.37 and nothing for the roll up doors. Please add the roll up doors to the COMcheck and add the U/R-values to the door specifications to ensure that the appropriate doors are provided by the contractor.
On the Foundation Plan, sheet S1.0, typical interior footings P1 are shown in the Pad Footing Schedule to be 7’-0” x 7’-0” x 16” with eight #5 bars each way top and bottom. However, typical interior footings shown in the structural calculations, page un-numbered, require 8’-0” x 8’-0” x 18” footings with eight #5 bars each way top and bottom. Please adjust footing size and top of footing elevation in schedule to match structural calculations. Ref. 2012 IBC 107.2.1.
On the Foundation Plan, sheet S1.0, footings along column line 0.9 are shown as 4’-0” x 4’-0” x 16” with five #5 bars each way. However the structural calculations show these footings to be 4’-0” x 4’-0” x 18” with four #5 bars each way. Please adjust footing size and top of footing elevation in schedule to match structural calculations. Ref. 2012 IBC 107.2.1.

The Plumbing Fixture Schedule, sheet P2.0, indicates faucet: F-1, flush valve: FV-1, carrier: C-1, etc. Where are the items corresponding to the identification marks found? They do not appear in the drawing set or the Specifications that I can find. Ref. 2012 IPC 106.3.1.
Per the City of Tucson amendment to the 2012 IPC lavatory faucets in the public restrooms shall deliver no more than .25 gallon per metering cycle.

Per 2012 IECC C405.2.2.2 occupancy sensors are required in restrooms, employee lunch and break rooms, private offices, storage rooms, janitorial closets, and other spaces 300 SF or less in area. It is not clear from the electrical lighting plan that this requirement will be met.
The Light Fixture Schedule is not completely filled out. Fixtures AA and BB must be included. Be aware that the maximum color temperature for all exterior light fixtures shall be 3,500 K per 2012 Outdoor Lighting Code 402.1.
Provide a site electrical power and lighting plan. Ref. 2012 IBC 107.2.1.
Provide outdoor lumen calculations (total lumens allowed/proposed and total unshielded lumens allowed/proposed) in tabular form on one of the electrical sheets in accordance with the 2012 City of Tucson/Pima County Outdoor Lighting Code Table 401.1 for the selected commercial lighting option. All exterior light fixtures, including any existing site lights (if any) must be included in the calculations. A photometric site plan will not suffice.

On enlarged plan 03/M1.1 exhaust for each restroom is shown as 200 cfm while supply air into each restroom is shown as 210 cfm. Please explain how these rooms will be negative pressurized to prevent recirculation of air per 2012 IMC 403.2.1.
Submit heating and cooling load calculations summary sheet for each unit to justify the capacities of selected equipment. Per City of Tucson amendment to the 2012 IECC, the cooling outdoor air db design temperature is 104-degrees F and the heating outdoor air db temperature is 32-degrees F. The load calculations and equipment selection shall be based on these parameters. And, sizing of equipment must comply with 2012 IECC C402.2.2.
