This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL PLANS: 1. Provide a header schedule and show opening sizes supporting new roof consistent with Table 502.5(1) & (2). 2. Provide a complete roof framing plan with the addition ridge beam sized with appropriate load carrying capacity. Design roof structural members that support rafters as beams when the roof pitch is less than 3" to 12", R802.3. Or show roof structural members with rafter ties (or ceiling joists) and collar ties (ridge straps) when the roof pitch is equal or greater than 3" to 12", R802.3. SECTIONS - DETAILS: 1. Provide detail references on the foundation plan sheet A2, R106.1.1. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. ELECTRICAL PLANS: 1. Show the number of receptacle outlets on the branch circuit within the overcurrent protection rating, E3702.2. The bathroom lav requires a 20A circuit. 2. Show all receptacle outlets located outdoors, at bathrooms, kitchen countertops, unfinished basements, garages or carports at grade level and within 6' of a wet bar or sink with ground fault circuit interrupting protection, E3902. 3. Show at least one GFCI receptacle outlet in the garage, E3901.9 & E3902.2. 4. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 5. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
