In Project Data, sheets CS-01 and A-00.1 delete “THE ARIZONANS WITH DISABILITIES ACT AND IMPLEMENTING RULES REFERENCED CODES INCLUDE ALL LOACAL AMENDMENTS 2003 ICC/ANSI A117.1” and add in its place, “ ICC/ANSI A117.1-2009.”
On sheet A-00.2, TOILET ROOM ACCESSIBILITY REQUIREMENTS, change “Premises shall be designed and constructed to comply with A.R.S. Title 41, A.D.A.A.G., and applicable County oridnances.” To “Premises shall be designed and constructed to comply with ICC/ANSI A117.1-2009.” Also change the next line, “Toilet Rooms…”, to reference the same Code.
On sheet A-00.2, MISCELLANEOUS NOTES, fill in the occupant load for note 1.
On sheet A-01, text for furniture equipment plan and for elevations 1 -5 is smaller than allowed by City of Tucson standard. All text, upper and lower case, shall be no smaller than 3/32”. Revise so that all text complies with standard.
On sheet A-02, note in new dining areas states “All perimeter masonry walls to be furred and insulated. Refer to sheet A-00 for wall section details.” There is no sheet A-00 in this drawing set.
On sheet A-02, revise RCP Key Notes 8, to read “…new min. R-38 batt insulation throughout.” Ref. 2012 IECC Table C402.2.
On sheet A-02, add the following boxed note to the upper left corner of the sheet, “New entry doors, storefront and windows shall comply with the 2012 IECC Table C402.3 as follows: fixed fenestration shall have a maximum U-factor of 0.50, operable fenestration shall have a maximum U-factor of 0.65, and entrance doors shall have a maximum U-factor or 0.83, with maximum SHGC of 0.25.”
On sheets A-02 and E-1, revise the outdoor lighting code lumen calculations under the light fixture schedules as follows. Per OLC Table 401.1 the total lumens (full cutoff plus unshielded) for E3 lighting area, option 3, is 175,000 lumens and not 200,000 lumens.
Add to the outdoor lighting calculation the second part of Table 401.1 requirement, which is the total allowed unshielded lumens. 11,000 lm x 0.53 acre = 5,830 total unshielded lumens allowed.
Finally, on the light fixture schedules add all fixtures (existing to remain and new) on the lot, including pole lights, and add for each fixture, whether it is full cutoff or unshielded. Then add the total lumens that each fixture puts out (maximum lumens the fixture is rated for). From this revised schedule calculate the proposed total lumens (shielded and unshielded) and the total unshielded lumens.
Combine the “Architectural Power Plan” and the “Architectural Site Plan – Electrical Scope of Work” with the electrical plans on the electrical engineer’s “E” sheets to avoid confusion and possible conflicts. Delete sheet A-03.
On sheet A-04.1, plan, elevations, schedules there is text that is smaller than allowed by City of Tucson standard. All text, upper and lower case, shall be no smaller than 3/32”. Revise so that all text complies with standard.
On sheet A-04.2, there is text that is smaller than allowed by City of Tucson standard. All text, upper and lower case, shall be no smaller than 3/32”. Revise so that all text complies with standard.
On sheet A-07, detail 4 indicates new 2 ½” metal studs with 2 ½” thick insulation between them (cavity insulation) on the interior side of existing masonry walls. Details 1 and 2 indicate that this insulation is to be R-19 batts. R-19 batts require 5 ½” studs. Regardless, the 2012 IECC Table C402.2 requires R-7.6 continuous insulation for mass walls. Per the prescriptive requirements of the IECC, cavity insulation is not acceptable.
On sheet A-07, detail 7, there appears to be continuous insulation as part of the EIFS system. This is not shown on details 1 and 2. Continuous insulation is also shown sheet A-00.3 details. Please coordinate information and clarify if new continuous exterior insulation will be used or not. If it is to be used, specify the type and thickness required to provide an R-7.6 value (see note 12 above).

On sheet M1.0, OSA Ventilation Calculations indicate that all required outside air will be achieved through operable openings in the exterior wall. Per text, two exterior door(s) will provide the ventilation opening(s). Is it the owner’s intent to keep door(s) open during the summer months to achieve the required ventilation while the building is occupied? Please confirm. Ref. 2012 IMC 401.3
On sheet M1.0, the Packaged Heat Pump Schedule should show three heat pumps; one new (HP3) and two existing (EHP1 & EHP2). Ref. 2012 IMC 106.3.1.
On sheet M1.0, Packaged Heat Pump Schedule, please indicate in the total cooling column the actual capacities for each heat pump. Also, please include the sensible cooling capacities for each unit in this schedule to compare with what is shown in the load calculations. Ref. 2012 IMC 106.3.1.
On sheet M1.0, Packaged Heat Pump Schedule, please justify 115-degrees F as the design temperature by which the units/capacities are selected. The cooling db design temperature in Tucson is 104-degrees F per City of Tucson amendment to the 2012 IECC.
Please submit the summary sheets for heating and cooling load calculations. The load calculations must be performed for 104-degrees F summer db design temperature and 32-degrees F db winter design temperature per City of Tucson amendment to the 2012 IECC.
On sheet M1.0, revise the compliance note under the Sensible Cooling Capacity table from IECC 503.2.2 to 2012 IECC C403.2.2 if that is the intent. There is no 503.2.2 in the IECC.
On sheet M1.1, keyed notes 1 and 4 call out outside air settings for all three heat pumps. Why do the outside air calculations on sheet M1.0 say that OA will be provided through operable openings?

On sheet P1.1, Waste and Vent isometrics, the grease interceptor is called out as 50 gallon; whereas the grease interceptor calculation on sheet P1.0 requires minimum 70 gallon interceptor. Ref. 2012 IPC 106.3.1.
A note on the construction plan, sheet A-02, allows the restrooms plumbing fixtures to be replaced at owner’s option. Please add a note to the plumbing plan that if restroom lavatories are replaced the new faucets must deliver no more than 0.25 gallon per metering cycle. Ref. City of Tucson amendment to the 2012 IPC.

1. COMMENT: Zoning has reviewed the building plans but cannot approve them at this time. Zoning will approve the building plans once it is verified that the drive-through and any outside site modifications have been approved on DP and when the Commercial Plans Reviewers complete their review and approve the plans.


2. COMMENT: As of this building review by zoning the DP was not available for review and to verify consistency with the proposed modifications indicated on the building plans. Assure that a copy of the approved and signed DP is provided as reference with the next submittal of the building plans.


3. COMMENT: Zoning will do a follow up review on the next submittal of the building plans to assure consistency with the approved and signed copy of the DP.
