Also, per the ground level plan the south exit stair from the upper floors is an interior stair and also terminates in the ground level lobby. Although 2012 IBC 1009.3 exception 1 allows an exit access stair between two stories to be unenclosed, 1027.1 exception 1 (1.2) does not allow this between the basement and ground floor in this instance. Per 1027.1 the entire area of the level of exit discharge shall be separated from areas below by construction with the same fire-resistance rating of the stair enclosure to floors above, which is 1-hour. Provide a 1-hour enclosure for this stairway either on the basement level or the ground floor level. Per 2012 IBC 1027.1 exception 1(1.1) the building main exit/entry door in the lobby must be readily visible and identifiable from the point of termination of the exit stair enclosure. In the current configuration the exit door is not visible to an occupant passing through the door from the stair enclosure. The Bikes storage room wall is in the line of sight. Provide exit egress calculation for the worst case to show you meet require travel distance. Show on plans. |
