COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has reviewed the building plans for compliance with the requirements of the C-1 zoning development criteria but cannot approve them at this time. Address the following comments and re-submit for review.

2. COMMENT: As of this building plan review the lot split application S18-014 had not been completed through the PDSD review and approval process. It is clear that all reviewers have approved the lot split and zoning gave the ok to record the documents. Include a copy of the recorded survey with the next submittal of the building plans. Zoning will review and verify that the lot dimensions on the site plan are consistent with the approved survey.

See the redline sheet attached to application T18CM01236 for reference.

3. COMMENT: Label the building heights as noted by the redlines on the attached elevation plan. Based on the proposed development and the zoning of the property the south interior perimeter building setbacks has not been met. The minimum requirements based on the building heights noted on the cover sheet. The setback to the south is based on the greatest of 10 feet or 3/4 the height of the wall facing the south lot line (residential use to Non-residential zone). Per the 13 foot height elevation (yet to be verified) noted on the cover sheet the minimum setback must be 10 feet. The plan depicts a 6 foot setback. Based on the lot dimension minus the length of the proposed house, 16 feet is left for setback compliance. The proposed six-foot south perimeter setback will require approval through a DDO review and approval. Zoning will review the building plans on the next submittal to assure that any revisions made to the building plans do not affect zoning requirements.

4. COMMENT: If the drawings are revised to meet the building setbacks zoning will review the plans for compliance with the development criteria applicable to a Single Family Dwelling development in the C-1 Zone. If the applicant will be applying for a DDO the applicant must present the required DDO drawings for zoning review and DDO comments. A DDO application can be downloaded from the PDSD web site "All Application Forms and Submittal Requirements" link.
