| 02/22/2018 | DAVID RIVERA | ZONING | REVIEW | Reqs Change | FROM: David Rivera PDSD Zoning Review Section PROJECT: T18CM01153 (RElated to S18-012) Building Plan Review (1st Review) 4532 S 5th Avenue TRANSMITTAL DATE: February 22, 2018 DUE DATE: March 2, 2018 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. COMMENT: Zoning has reviewed the building plans for compliance with the requirements of the R-3 zoning development criteria but cannot approve them at this time. Address the following comments and re-submit for review. 2. COMMENT: As of this building plan review the lot split application had not been completed through the PDSD review and approval process. It is clear that all reviewers have approved the lot split and zoning gave the ok to record the documents. Include a copy of the recorded survey with the next submittal of the building plans. Zoning will review and verify that the lot dimensions on the site plan are consistent with the approved survey. See the redline sheet attached to application T17CM01152 for reference. 3. COMMENT: Label the building heights as noted by the redlines on the attached elevation plan. While it appears that the building setbacks can be met based on the submitted drawing the building elevations shall be dimensioned for clarification. Zoning will review the building plans on the next submittal to assure that any revisions made to the building plans do not affect zoning requirements. If you have any questions about this transmittal, Contact David Rivera on Tuesday or Wednesday at (520) 837-4957 or by email David.Rivera@tucsonaz.gov or contact Steve Shields, (520) 837-4956 or Steve.Shields@tucsonaz.gov RESUBMITTAL OF THE FOLLOWING IS REQUIRED: |

| 03/12/2018 | KEN VAN KARSEN | BUILDING-RESIDENTIAL | REVIEW | Reqs Change | T18CM001153 PLAN REVIEW COMMENTS Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. One story dwellings must have a gray drain line discharge. Additional gray fixture drains are optional. Show a second clothes washer standpipe plumbed to an exterior wall above grade, or a bathing fixture drain looped 3' beyond an exterior wall below grade before connection to the building drain. See details at http://pdsd.tucsonaz.gov/files/pdsd/codes-ordinances/Grey_Water_Options_FINAL_.pdf SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the service lines for verifying correct sizes and necessary upgrades. PLUMBING PLANS: 1. Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Show a ¾" water meter. 2. Show combination drain/vent pipe sized with acceptable number of fixture units, P3111.3. The 2" gray water drain is undersized and the kitchen sink must be connected to the building black water drain. Provide a basic gray water loop as shown at the web site.
