02/26/2018 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. Sheet A0.11; Plumbing Fixture Calculations: This table indicates the 2012 Phoenix Building Code was used for the plumbing fixture count. Please revise the code reference.
2. Sheet A0.11; Code Data: Please remove the 2012 IRC from this list, and add the 2009 ICC/ANSI A117.1 Accessibility Code.
3. Sheet A0.11; Plumbing Fixture Calculations: The drinking fountain calculation indicates 'bottled water provided'. Please add a note indicating the water is located in an accessible area meeting the requirements of the ICC/ANSI Section 602.
4. Sheet A0.21; Code Plan: The two retail areas indicate using 100 SF/person to calculate the occupant load for that area. Per the IBC Table 1004.1.2, grade floor retail areas should use 30 SF/person. Please verify and revise as required.
5. Sheet A0.21 (Code Plan); Sheet A0.10 (Plumbing Fixture Calculations): The Code Plan indicates 43 occupants in the S-1 areas, and 8 occupants in the M areas, for a total of 51 occupants. The plumbing fixture calculations are based on 64 occupants. Please coordinate.
6. Sheet A2.10; Keynotes: Notes 4, 5, 8, 17, 18, 214, 215, and 217 were not located on the plans. Please verify.
7. Sheet A2.12; Detail 1: Per the ICC/ANSI Section 902, the height of this surface shall be 28" minimum and 34" maximum above finish floor. Please revise.
8. Sheet A2.12; Elevations 13 and 14: Per the IBC Section 1109.3, the sink in the breakroom must be accessible and have a maximum allowable height of 34" above finish floor. Please revise.
9. Sheet A2.12; Enlarged Restroom Plan 3: Per the ICC/ANSI Figure 604.3, this restroom can not be considered accessible in it's current configuration. Please remove the 60" diameter turning circle, the 30" x 48" clear floor space at the lavatory, and the 56" x 60" clearance at the water closet. Since these are existing restrooms and there is no change in occupancy classification, the restrooms are acceptable as-is.
10. Sheet A2.41; Keynotes: Note 102 references Detail 4/A5.12 for a new wall opening. Please revise that detail reference.
11. General: The City of Tucson requires all lettering (upper and lower case) to be a minimum of 3/32" in height. Please review and revise all architectural sheets for verbiage and dimensions that do not meet that criteria.
12. General: The Special Inspection Certificate is not correctly filled out. The upper box for the seal must be stamped, signed, and dated by the engineer in charge of the special inspectors (testing lab, structural engineering firm, etc.). Then the names of the special inspectors must be listed next to the category of the inspection. These special inspectors must be ICC certified for the specific special inspection listed. Fill in the top part of the certificate per previous.
13. General: Please provide written responses to all review comments.

03/01/2018 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change Provide two drinking fountains per Section 410.2, IPC 2012. Note: City of Tucson policy allows the substitution of a single point-of-use water dispenser with a connection to the water distribution system and with disposable cups located in an accessible location.
03/02/2018 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Provide heating and cooling load calculations that justify the capacities of the heat pump, HP-1, specified for the project. Note: base the calculations on the exterior design conditions shown in Section 302.2, IECC 2012, as modified by the City of Tucson. Reference: Sections C302.2, C403.2.1, and C403.2.2, IECC 2012 as amended by the City of Tucson, and Section 312.1, IMC 2012.
2. Show that heat pump has a thermostatic control that provides for off-hour and setback control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy). If the thermostat does not require manual changeover from the heating and cooling modes, verify that it restricts set point overlap. Reference: Section C403.2.4, IECC 2012.
3. Explain how an evaporative cooler obtains a SEER rating.
