This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. A new swimming pool must be submitted on a separate permit with complete specifications including engineered structural plans. A remodeled pool must show the sizes of replaced pipes and wiring including an electrode grounding system. 2. Show compliance with the Pool Barrier requirement by including a pool alarm system for doors and windows open to the pool, or show a continuous barrier around the pool, 2012 IRC Appendix G. PLUMBING PLANS: 1. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. (1 ½"-6', 2"-8', 3"-12'). 2. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Provide a gas line isometric or table for showing the BTU demand and length of line to each gas appliance. MECHANICAL PLANS: 1. Show dryer vent size and location for venting to exterior, M1501. 2. Show that the maximum length of dryer vent does not exceed 35' with consideration of bend reductions, M1502.4. 3. Show bathroom exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1507.4. 4. Gas fired water heaters may not be located in a storage closet, M2005.2 & G2406.2. Show the water heater in a vented utility closet. 5. Show combustion air compliance for appliances in confined spaces with two interior area openings of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings, one within 12" of top and other 12" of bottom, G2407.5.3.1. ELECTRICAL PLANS: 1. Show the location of the exterior service disconnect (meter panel), NEC 230.2 & E3601.2. 2. Show a panelboard clear working space of 30"wide x 36"deep, E3405.2. 3. Panelboards may not be located in storage rooms, clothes closets or bathrooms, E3405.4. Clarify the 200A panel location. 4. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2. This may require a floor mounted receptacle outlet within 18" of the window wall, R3901.2.3. 5. Show two or more 2O AMP small appliance circuits at the kitchen countertop (island) receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E4001.3.1 through E4001.4.5. Label one or more countertop receptacles on circuit #9. 6. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
