PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Provide update architectural stamped plans.

Update all IRC code references to the adopted 2012 IRC throughout the plans.

GENERAL COMMENTS:

1. Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Update the code references used for the design.
2. Provide ¼" = 1' scaled drawings with legible notation (minimum 3/32" lettering), and remove previous approval stamps.
3. SFR and Duplex plans require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic".
4. All construction drawings submitted for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Include two clothes washer standpipes at an exterior wall, one with an above grade stub-out, and one plumbed to the building drain, or a bathing fixture drain looped 3' beyond an exterior wall below grade before connection to the building drain. STRUCTURAL PLANS:

1. Provide a complete braced wall (BW) design, R602.10 include:
a. Braced wall lines with maximum spacing of 60' and offsets no more than 4'.
b. Braced wall panel within 10' of each end and no more than 20' between edges.
c. Minimum total length of bracing determined by method and wall line spacing, Table R602.10.3(1).
d. Minimum construction requirements for each method listed in Table R602.10.4.
e. Minimum panel length determined by method and height, Table R602.10.5.
f. Additional requirements for alternate BW panels with hold-downs, R602.10.6.
g. Additional corner bracing requirements for continuous sheathing, R602.10.7.
2. Identify each wall line needed for enclosing a complete rectangle with sides no greater than 60', Figure R602.10.1.1, or provide an engineer's calculation, design and seal. Place these lines no further than 4' from an actual parallel wall, so that corners are no further than 10' from a "qualifying" braced wall panel.
3. Show interior braced wall panels with foundation anchor bolt connection to bottom plates, R602.10.8.3 and R403.1.6, and roof connections, R602.10.8.2 compliant.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value.
2. If a vented roof assembly method will be utilized then provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2. Provide appropriate upper and lower space vents if applying the reduced area calculation per exception requirements.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air or continuous exhaust fan function.
2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections.

ELECTRICAL PLANS:

1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
2. Show receptacle outlets in the Foyer, R3901.11.
3. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
4. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
5. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.
6. Specify high-efficacy lamps for at least 75% of all lighting fixtures, N1104.1.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.

02/28/2018 JPEELDA1 FIRE REVIEW Reqs Change This residence will have a "fire-flow calculation area"(2012 IFC Appendix B, Section B102 and 105.1) greater than 3,600 sq. ft.: therefore this house will require a residential sprinkler system unless the fire flow in the nearest hydrant is a minimum of 2,000 GPM for 2 hours duration at 20 psi residual pressure. Additionally, the hydrant must be within 600' of all parts of the residence. Have a licensed fire sprinkler contractor perform a flow test. Provide notes on plan regarding verification of fire flow and proximity of hydrant or intent to install a fire sprinkler system. If a system will be installed, residential or quick response sprinklers shall be used. The sprinkler system may be connected to the domestic water supply, provided the required design density can be met. Be advised that Tucson Water will not allow a residential sprinkler system to be supplied by a 5/8" meter. A minimum of ¾" meter will be required by Tucson Water. Residential fire sprinkler system shall be installed in accordance with the 2012 IFC and NFPA 13D.
