| 04/06/2018 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | The maximum acceptable NFRC-certified U-values and solar heat gain factors (SHGC) for the storefront and glazed doors were not found on the drawings. [Initial comment: Specify the maximum acceptable NFRC-certified U-values and solar heat gain factors (SHGC) for the storefront and glazed doors on the drawings. Use the same values for the COMcheck calculations or utilize the default values shown in Tables C303.1.3(1), C303.1.3(2) and C303.1.3(3). Reference: Section C303.1.3, IECC 2012.] |
| 04/06/2018 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. The submitted site plan (C1.0) from the development package "for reference only" does not include the size, route, and slope of the building sewer and the location of its connection to the public sewer. The civil plan C4.1 in the development package shows most of the required information (e.g., it does not show the location of the proposed yard hydrant) and the termination points of the domestic water service and building sewer are not coordinated with the plumbing plans. A site plan that includes the information needed to install the water service and the building sewer and is coordinated with the plumbing plans must be included in the construction drawing set. An approved development plan is not to be used for construction of on-site utilities. [Initial comment: Provide a site drawing showing the size, route, and slope of the building sewer and the location of its connection to the public sewer. Reference: Section 107.2.1, IBC 2012.] 2. Correct keynote 15 on sheet A-2: the dimensions of the overflow scupper are 12"W x 4" H, not 12" H x 4" W. Coordinate the dimensions of the downspout and primary scuppers on the roof plan on sheet A-6 with the dimensions shown in detail 3/A-6, Rainwater Calculations. |
| 04/06/2018 | ROBERT SHERRY | WATER | REVIEW | Reqs Change | 1. The submitted site plan (C1.0) from the development package "for reference only" does not include the location of the proposed water meter, backflow preventer, and the water service pipe. [Initial comment: Show the location of the proposed water meter, backflow preventer, and the water service pipe on a site plan. The development package is not a substitute for a complete site plan. Reference: Section 107.2.5, IBC 2012.] 2. Comment not addressed. [Initial comment: Provide the size of the backflow preventer associated with the water meter. Reference: Section 107.2.1, IBC 2012.] |
| 04/16/2018 | DAN SANTA CRUZ | ELECTRICAL-COMMERCIAL | REVIEW | Reqs Change | Please address the following electrical plan review comments. Also provide a written response. Per the first electrical plan review comment, it was requested to provide full compliance with the Tucson/Pima County Outdoor lighting Code (OLC). Also to provide a written response. A reference was also included for downloading or printing the OLC, in the review comment. This second submittal did not include any evidence that the proposed exterior lighting complies with the OLC. Please review section 104 (Plan and Permit Submittal Requirements). DP plans are not to be used for electrical installations. Provide a lighting site plan showing the locations of all exterior luminaires on this parcel, and also include lumen calcs.. Be advised, the light source color temperature must comply with section 402.1. Dansantacruz@tucsonaz.gov |
| 04/17/2018 | DAVID RIVERA | ZONING | REVIEW | Reqs Change | FROM: David Rivera PDSD Zoning Review Section PROJECT: T18CM00270 - New Building (Retail - General Merchandise) Building Plan Review (2ndt Review) AutoZone 3271 E Valencia Road TRANSMITTAL DATE: April 17, 2018 DUE DATE: April 19, 2018 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. COMMENT: Zoning has done a second building plan review and has done a comparison of building footprint to the building foot print on the latest version of the DP to assure consistency between the DP and the building plans. Prior to final approval of the building plans by zoning, the DP must be reviewed and approved by all Development Package plans reviewers. (FYI - The DP was also reviewed by zoning today and was not able to approve the DP.) While the building footprint is consistent with the footprint on the DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.) zoning cannot approve the building plans until the Commercial Plans reviewer(s) have approved the building plans. 2. COMMENT: Zoning will review the building plans on the next submittal to assure that consistency is maintained with the DP. If any changes are necessary to the building plans due to plan review comments that affect zoning requirements the DP may have to be revised to reflect the changes. Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans.
