Revise the roof drain calculations to include the effect of any vertical walls that can divert rainfall onto the roof. Reference: Section 1106.4, IPC 2012. 8. Scuppers are not equivalent to horizontal pipes; provide the hydraulic calculations used to determine the size of the scuppers. Based on a head of 2" and a rainfall rate of 3"/hour, a 6"-wide scupper can only accommodate 1530 square feet of roof (47 GPM). Reference:1101.7 and 1108.3, IPC 2012. |

Verify the areas and U-values used in COMcheck for the overhead door on the north wall and the two hollow metal doors on the east wall of the building as shown on the drawings and in the specifications. With a projection of 5'-0" over most of the glazed areas, a PF of 1.30 results in a glass height on 3.8-feet below the projection and a PF of 0.03 results in a glass height of 167-feet below the projection. Reference: Section 107.2.1, IBC 2012. 3. Specify the maximum acceptable NFRC-certified U-values and solar heat gain factors (SHGC) for the storefront and glazed doors on the drawings. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Condensate drains may not terminate over a roof drain or gutter unless the roof drain or gutter terminates at or below grade in an area capable of absorbing the condensate flow without surface drainage. Reference: Section 307.2.1, IMC 2012, as amended by the City of Tucson. 7. Detail 4/M-1.1 calls for a smoke detector to be mounted to the supply air duct of each rooftop unit. Detail 5/M-1.1 states that a smoke detector will be factory-installed in the return duct of each rooftop unit. Are both smoke detectors being installed or just one? COMMENT: Zoning has done a cursory review of the building plans. Prior to a more comprehensive review by zoning the DP must be reviewed and approved prior to zoning approval of the building plans. While the cursory review did yield an indication that the building plans are consistent with what has been proposed and drawn on the DP (that has been submitted for review) zoning cannot approve the building plans at this time. While the building footprint is consistent with the footprint on the DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.) zoning cannot approve the building plans until the Commercial Plans reviewer(s) have approved the building plans. 2. COMMENT: Zoning will review the building plans on the next submittal to assure consistency with the DP. If any changes are necessary to the building plans due to plan review comments that affect zoning requirements the DP will have to be revised to reflect the changes. Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans.
