Gate Plan (1st Review)

TRANSMITTAL DATE: August 22, 2018

1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. A development package (DP) will need to be processed and approved prior to approval of the gate plans, see attached DP checklist for type of review, list of review agencies, fees and submittal requirements.

The following will need to be addressed prior to DP review.

1. Remove aerial photo from the plan.

2. A small, project-location map shall be provided in the upper right corner of the cover sheet. This map shall cover approximately one square mile, be drawn at a minimum scale of three inch equals one mile, and provide the following information;
a. Show the subject property approximately centered within the one square mile area. Identify major streets within the square mile area and all streets that abut the subject property. Section, township, and range, north arrow, and the scale will be labeled.

3. The name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet. The applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with Arizona Board of Technical Registration guidelines.

GENERAL NOTES
The following general notes are required. Additional notes specific to each plan are required where applicable.

4. "Existing zoning is ____."
5. Provide site boundary information, including bearing in degrees, minutes, and seconds, together with distances in feet, to hundredths of a foot, or other functional reference system.

6. Provide a detail of the main entrance to the site. Depending on the width of the existing vehicle parking spaces adjacent to the sliding gate demonstrate that the requirements of Unified Development Code (UDC) Article 7.4.6.D.2.b are met. UDC Article 7.4.6.D.2.b states Minimum Width Requirement When Adjacent to Barrier. A motor vehicle off-street parking space must have a minimum width of ten feet when the side(s) of the parking space abuts a vertical barrier over six inches in height, other than a vertical support for a carport.
