STATUS: CONDITIONAL APPROVAL The resubmittal for the proposed PIA plans and drainage report for Mountain Vail Estates, Part I were reviewed for compliance with City of Tucson regulations including: Tucson Code Chapters 25, 26, Green Streets Active Practice Guidelines, TDOT Engineering Division Active Practice Guidelines, Technical Manual Sections 4-03 & 4-04, 10-01, and other Tucson regulations. Floodplain use permit exists under T16OT01422 as part of DP16-0221 which should include the project's SWPPP. The following comments remain and shall be completed as condition of approval: 1) Tech Man Sec.4-04.10.10: On detail 11/4, show minimum inlet vertical height from sidewalk to scupper inlet. 2) Tech Man Sec.4-04.10.10: Address the remaining typical (TYP) comments: a) All slope treatment details shall be clarified. i) Explain thickness of riprap and where grout is not used, call out filter fabric specification. ii) Clarify why concrete grout is used in some details, and other details call out concrete. iii) Thickness of concrete/ grouted concrete shall be a minimum of 2 times the D50 rock size. 3) Tech Man Sec.4-04.10.10: Address the remaining comments for General Paving Notes (COT PIA): a) Add: "All backfill, within the City of Tucson right-of-way, above the utility shading shall be conducted in accordance to the City of Tucson Transportation Standard Details, Specifications, and as directed by the City of Tucson right-of-way inspector and City Engineer." b) Add: "All pavement patching, within the City of Tucson right-of-way, shall be conducted in accordance to the City of Tucson Transportation Standard Details, Specifications, and as directed by the City of Tucson right-of-way inspector and City Engineer." c) Add: "In accordance to the City of Tucson Standards, permanent pavement patching shall be warrantied for 5-years, pavement patch's failing within this period shall be repaired/replaced at no cost to the City of Tucson." d) Archeological letter shows completion without significant findings, however please add note corresponding to rezoning condition number 3: "If cultural features or remains are found, testing and data recovery shall be completed as needed, Copies of testing plans, testing reports, data recovery plans and final reports shall be submitted to and approved by the City Historic Preservation Office prior to construction work commencing. If, during construction, human remains and associated burial items are discovered, ground disturbing activities in the vicinity of the discovery will cease, the discovery site will be secured, and the Arizona State Museum will be immediately notified as required under A.R.S. 41-865."
