Restaurant with Microbrewery (1st Review) T17CM09564 TRANSMITTAL DATE: February 1, 2018 DUE DATE: February 2, 2018 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. COMMENT: Zoning has reviewed the T.I. for this project but cannot approve them at this time. Address the following comments and re-submit for review. 2. COMMENT: The T.I. Plans have to be approved by all PDSD or 3rd Part Commercial Plans Reviewers before Zoning can approve the plans. 3. COMMENT: While the interior T.I. itself is does not appear to be an issue for zoning the plans do show that an outside seating / dining area is proposed along the rear of the building. Zoning could not verify that the outside seating / dining area was approved in any current or previously approved plans. 4. COMMENT: Prior to additional building plan review by zoning a development package may have to be submitted due to the outdoor use expansion. If a plan has been submitted and approved for the outside seating / dining area include the plan with the next submittal. In addition to a DP requirement, the proposal will have to be reviewed and approved through a DRB review and approval process and possibly a Historic review. Plans on the next submittal to assure that plans can be approved assuming that the DRB and Historic approvals are in place.
