COMMENT: Zoning has reviewed the building plans for compliance with the approved development package. Zoning could not verify what area of the existing building is to be used for the proposed restaurant. Include with the next building plan submittal; a copy of the approved DP17-0206 with the area of the building that is proposed for this tenant improvement clearly delineated on the DP for comparison with the building footprint in the tenant improvement plan set. The walk-in cooler does not appear to be drawn on the approved DP. If this is a new structure the DP will have to be revised accordingly including any applicable calculations. Zoning will review the building plans on the next submittal and compare the proposal to the approved DP for site revisions (if proposed) and consistency with the approved DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc) zoning cannot approve the building plans until the Commercial Plans reviewers have approved the building plans. 2. COMMENT: Assure that a reference copy of the approved and signed copy of the DP is included in the next submittal of the building plans with the tenant improvement area clearly defined. If the walk-in cooler is placed within an approved sidewalk area that is also considered the accessible route the DP will have to be revised accordingly. 3. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning. Zoning will review the building plans on the next submittal to assure that any revisions made to the building plans do not affect zoning requirements.
