Two sets are required to be sealed by plans reviewers. Also, if you do not submit complete sets of drawings you will be required to take apart the bound sets at the City of Tucson work area, insert the revised sheets and rebind the sets prior to returning them to the City. Regarding response to previous comment 2, please add to the new Code review on sheet A-1 that this building is a Group B professional office. The building use was inadvertently left off the revised text. Regarding response to previous comment 4, please add to the new Code review on sheet A-1 that this is a “non-separated” building. This was inadvertently left off the revised text. Regarding response to previous comment 13, 2012 IBC 2512.1.2 requires that the weep screed be located at or below the foundation plate line in addition to being located a minimum of 2” above paving and 4” above ground surface. The new wall condition shown on wall sections D2/A-10 and D3/A-11 will not allow this requirement to be met without the installation of a concrete or cmu curb to raise the new sole plate 2” or more above the foundation/floor. |

The summer OA design temperature is 104-degrees F and the winter OA design temperature is 32-degrees F per City of Tucson amendment to the 2012 IECC. Please explain, a) why the load calculations for some of the fan coil units reflect the Tucson heating season, why some loads reflect the summer cooling season, and why different months are shown for each FC unit for when the peak loads occur b) why the OA DB temperatures used to calculated loads range from 64-degrees F to 101.1 degrees F – none of which comply with the 32-degrees F heating and 104-degrees F cooling DB parameters. |
| 02/01/2018 | PIMA COUNTY | ELECTRICAL-COMMERCIAL | REVIEW | Reqs Change | ELECTRICAL – COMMERCIAL Regarding Outdoor Lighting Code provided on sheet E-2 in response to previous electrical comment 2, please address the following: 1.6 acres is shown as the “developed area” used to calculate lumens. I assume that this includes the lot 127035510 on which the two buildings are located and lot 127035530 to the east which contains the main parking lot. However, the calculations show 14 “G” fixtures and 43 “H” fixtures but no “E” fixtures. Be aware that if the “H” fixtures are recessed (as indicated in the fixture schedule) and the lamp does not extend below the opaque housing or ceiling plane, then these fixtures do not have to be counted in the lumen calculation per OLC 401.2.1(3). The light fixtures shown in the calculation are only for lights on the main building. All light fixtures in both lots, existing and new, must be included in the lumen calculations. Verify that there are no lights in these two lots other than the new light fixtures shown on these drawings and included in the calculations, or revise the calculations. |

COMMENT: Zoning has reviewed the building plans for compliance with the approved development package. While the building footprint and the site revisions are consistent with the approved DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.) zoning cannot approve the building plans until the 3rd Party Commercial Plans reviewers have approved the building plans. 2. COMMENT: Once the plans have been approved by all Commercial Plans reviewers and no site changes are made that affect zoning requirements, zoning will stamp and sign the building plans as it pertains to the zoning review purview. 3. The site plan included in the building package does not match the DP site plan that was approved under the PDSD case number DP18-0003.
