The exterior walls insulation values shown in the ‘R’ and ‘U’ Values chart, sheet TS1, the partition types schedule, sheet A1.0, the envelope COMcheck, and the wall sections, sheet A5.1, do not match. Please revise each so that information is consistent and also add the 1” continuous board insulation specified in the partition types schedule to the COMcheck and ‘R’ and ‘U’ Values chart. Be aware that “7.5 R-value required” in the ‘R’ and ‘U’ Values Chart is not the minimum prescriptive insulation required by the 2012 IECC Table C402.2 for climate zone 2.
Revise specification section DIV 7 THERMAL MOISTURE PROTECTION section B(2)(b)(2) so that the exterior wall insulation R-value matches the revised envelope COMcheck , partition schedule, and wall sections as discussed in building comment 1 above. Ref. 2012 IBC 107.2.1.
Since this building has been classified as “separated” uses in the “Code Analysis Data”, sheet TS1, make the following changes to notation on the code plan, sheet G1.0, as follows: a) change the occupancy group for “Processing” from M-mercantile to S-1 - storage, b) add “(accessory occupancy)” after “M-mercantile” for Job Training, Job Connection, and Break Room, and c) change M-mercantile to B-business for the “Office.” Ref. 2012 IBC 303.1.2 and 508.4.1.
The Janitor, Break Room, Office and Processing portion of the building requires two exits as the total occupant load is greater than 29. Ref. 2012 IBC Table 1015.1.
Add a boxed note to the right of the Door Frame Types schedule on sheet A6.0 that clearly identifies the U-factors for exterior doors (glazed, non-glazed and roll-up) and windows as shown in the building envelope COMcheck. Also note that the maximum SHGC for windows and glazed doors shall be 0.25. As an alternative to this note, add this information in the product specifications, sheets SP1-SP2. Ref. 2012 IBC 107.2.1.
The steel column base plate is shown in Column Schedule, sheet S1.5, as 11” x 11” x ½”, while structural calculations, pages 84 and 85, show the required size to be 11” x 11” x 5/8”. Please explain. Ref. 2012 IBC 107.2.1.
The interior column footings shown on sheet S2.0 are called out as “C4.” Presumably they should be labeled “F4.” Ref. 2012 IBC 107.2.1.

A remark in the Exhaust Fan Schedule, sheet M2.1, for restroom exhaust fans 1 & 2 calls for the fans to be interlocked with the restroom light switches. Supply air is introduced into each restroom so please explain how negative pressure will be maintained in the restrooms to prevent recirculation of foul air to other spaces. Ref. 2012 IMC 403.2.1.
Total supply air introduced into each restroom from the associated air handler(s) is 200 CFM. However, both exhaust fan 1 and exhaust fan 2 have a capacity of 150 CFM. How will negative pressure be maintained in these rooms? Ref. 2012 IMC 403.2.1.

An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, etc.). Provide a site plan showing the installation of the water service to the building and the installation of the building sewer. Reference: Sections 104.2 and 107.2.1, IBC 2012.
2. Provide a design for the mounting shelf for the water heater along with structural calculations to show that the water heater is safely supported from the building structure (no details shown in the architectural or structural drawings). Reference: Section 301.2, IPC 2012.
3. With regard to connection to the existing private sewer collection system, saddle-type fittings are only allowed where the diameter of the common sewer pipe is twice the diameter of the building sewer connecting to the common sewer pipe (e.g. a 4" building sewer connecting to an 8" common sewer). Saddle-type fittings are prohibited for use in sewer systems built under the IPC. Reference: Section 707.1, IPC 2012.
4. Provide the rim elevation of the next upstream sanitary manhole or cleanout. Determine the need for a backwater valve per Section 715.1, IPC 2012, as amended by the City of Tucson.
5. Clarify how the width of the scuppers was determined (e.g. flow rate and water head). Reference: Section 107.2.1, IBC 2012.
