PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

ELEVATIONS:

1. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2 if using a vented attic design. Provide appropriate upper and lower space vents if applying the reduced area calculation per exception requirements.
2. Provide access between attic spaces of a minimum 22" x 30" opening, R807.

PLUMBING PLANS:

1. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units.
2. Show interior pipe diameter sizes in compliance with, P2903.7. A minimum 3/4" pipe is required for supplying water to the new bathroom groups.

MECHANICAL PLANS:

1. Provide a level service platform for rooftop equipment located on a roof with slope greater than 4:12, IMC 306.5.1.
2. Show a means of make-up air to the laundry closet (transfer grille, louvered or undercut door), M1307.

ELECTRICAL PLANS:

1. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4. Notate circuit #A-20 at each lavatory.
2. Hallways of 10' or more in length require a receptacle, E3901.10.
3. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12.
4. Provide an exterior outlet at grade level located at the back of the dwelling, E3901.7.
