A. Provide a description of the building use and the occupancy classification per the IBC Chapter 3.
B. Provide the type of automatic fire sprinkler system.
C. Provide the occupant load for the new addition based
on the IBC Table 1004.1.2.
D. From the occupant load calculation, determine the
minimum number of plumbing fixtures per the IBC Table 2902.1. If no toilet facilities are provided in the
new addition, indicate on the drawings the travel
distance to accessible toilet facilities, and indicate
that distance meets the requirements of the IBC
Section 2902.3.2. Likewise, indicate the travel
to an accessible drinking fountain meets the
requirements of the IBC Section 2902.5. Indicate
these travel distance paths on the drawings.
E. Indicate on the drawings the number of required exits
per the IBC Section 1015. Verify on the drawings the
common path of egress travel meets the limits set in
Table 1014.3.
F. Provide a list of all applicable codes for this project.
G. Verify on the plan the IBC Section 1103.2.3 for
employee work areas is met for accessibility.
H. Provide the actual building area and height.
J. Provide the allowable building area and height per the
IBC Table 503. Include allowable building height
calculations for increases per the IBC Section 504
and calculations for increases in the allowable
building area per the IBC Section 506.
K. Verify whether this addition is separated or not
separated from the existing building on the east side
of the new addition. From this information, and using
the IBC Section 508.3 for non-separated and Section
Section 508.4 for separated structures, determine if
the actual area exceeds the allowable area.
L. If buildings are considered separated, indicate the
required fire resistance rating per the IBC Table 602.
It appears no new wall is being constructed on the
east side of the new addition, so separation will be
determined for the existing west wall. Please provide
this information on the drawings.
M. If the buildings are considered as non-separated, the
area of the addition must be added to the area of the
existing building, and the total area must meet the
most restrictive allowance for the occupancy
classification per the IBC Section 508.3.2.
2. Site Plan: The occupancy classification on the site plan indicates wholesale (M) for the new addition and for the existing building. However, the project sheet indicates F-1, which is a different use than the existing. Please clarify.
3. General: Please provide structural general notes on the drawings, listing various material strengths, allowable soil bearing values (lateral passive and bearing), concrete strength, concrete reinforcing strength, structural steel strength, bolts, welds, cold form shapes, TSS shapes, steel deck, etc.
4. Sheet 2; Floor Plan: Note 8 indicates an existing stair and handrail. This is a new building. Please clarify.
5. Sheet 2 (Floor Plan); Sheet 3 (Section 2): The floor plan (note 4) indicates a 4x4 TS column, while the section indicates a 6x6 TS column. Please coordinate.
6. Sheet 2; Floor Plan: Note 4 indicates 4x4 TS column-see structural calculations. Please indicate the column size on the drawings (TS 4x4x3/16).
7. Sheet 3; Foundation Plan: Please provide an enlarged plan on the drawings indicating how the monopour footing and reinforcing are detailed at their intersection with a caisson footing.
8. Sheet 3; Roof Framing Plan: A note indicates 2-2x10 rafters (typ.). Please revise to meet the metal section required per the structural calculations.
9. Sheet 3; Roof Framing Plan: A note indicates 2x6 purlins. Please revise to meet the metal section required per the structural calculations.
