03/29/2018 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Coordinate the assembly descriptions of the COMcheck envelope compliance certificate with the drawings. See section B/A13, the "Exterior Envelope Energy Compliance Values" note on A2, and the IECC compliance notes on sheet M2. Based on section B/A13, there is no continuous insulation in the addition. [Initial comment: Demonstrate energy code compliance for the addition to the building envelope using calculations based on the current code. Reference: Sections C101.4.3, C101.5, C103.2, C303, and C401.2.1, International Energy Conservation Code 2012.]
2. Provide the documentation for the performance of the fenestration products (see footnote b of the assembly descriptions of the COMcheck envelope compliance certificate). [Initial comment: Provide NFRC fenestration product ratings for the U-factor and the SHGC values on COMcheck or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1), C303.1.3 (2) and C303.1.3 (3), IECC 2012. 4. Provide the air balancing data for HP-2. Clarify the submitted ventilation calculations. Provide justification for adding a 25% safety factor to the cooling load calculations considering that the calculations already included a 15% safety factor (page 1 of 3) and the manufacturer shows only a 6% capacity decrease in the total cooling capacity when the unit operates at the Tucson design conditions. 03/29/2018 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change Clarify the termination of the roof drains in the southwest corner of the addition (i.e. where does the 16"-square drain box discharge?). Revise the discharge point of the primary roof drain located at the northwest corner of the addition. Section 7-01.4.1 (E) of the COT Unified Development Code (Technical Standards Manual) states, "Sidewalks shall be flood free for all storm discharges of up to and including a ten-year frequency flood event. Drainage flowing across all pedestrian circulation paths shall be conveyed under the path for up to and including the ten-year frequency flood events, except at street intersections, pedestrian crossings, and PAAL pedestrian crossings." As an emergency drain, the overflow roof drain is not subject to this requirement (see Section 1108.2, IPC 2012). [Initial comment: Provide roof drainage calculations and plans. COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has reviewed the building plans for compliance with the current version of the (unapproved) development package DP17-0264. While the building footprint is consistent with the current version of the DP as it relates to the zoning review purview (Use, Building footprint, Height, Building square footage, Site conditions etc) zoning cannot approve the building plans until the Commercial Plans reviewers have approved the building plans and the Development Package has been fully approved by PDSD.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP. (Include as reference a copy of the most current or the approved and PDSD stamped version of the DP with the next building submittal.)

3. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning.

4. COMMENT: Once the plans have been reviewed and approved by the Commercial Plan Reviewers and zoning has verified consistency with the DP, the building plans can be approved by zoning.
