11/17/2017 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | T17CM08351 1. Sheet C1; Index of Drawings: The index indicates Sheets DP1 and DP2 are included in this submittal. Please provide. Indicate on the site plan the distance from this building to site property lines and to adjacent buildings. Indicate those distances on the Sheet C1 Code Review. 2. Sheet C1; Code Review (Fire Resistive Requirements): The entry for 'Roof Construction' indicates '0 hour existing'. This is a new roof. Please clarify. 3. Sheet C1; Code Review (Fire Resistive Requirements): The entry for 'Floor Construction' indicates 'N/A'. It is applicable. Please indicate the fire resistance rating required. 4. Sheet C1 (Code Review); Sheet A2 (Floor Plan): The Code Review (Fire Resistive Requirements) entry for 'Shaft Enclosures' indicates 'N/A'. The floor plan on Sheet A2 indicates a duct chase at the west side of the floor plan (south of stair 101). Is this shaft being utilized for new ductwork related to this project? The IBC Section 713 does require a fire resistance rating for shaft enclosures. Please clarify and revise the drawings as required. 5. Sheet C1; Code Review (Sprinklers): The Code Review entry for 'Sprinklers' indicates 'Not required-provided'. The Code Review entry for 'Allowable Area Calculations' indicates "Sprinklers-No'. Please clarify. 6. Sheet C1; Code Review: Please include an analysis for the required number of plumbing fixtures (water closets, lavatories, drinking fountains, service sinks) for this new space. 7. Sheet D1 (Demolition Keynote 8); Sheet A1 (Lower Level Floor Plan): A plan note at the southeast corner indicates the 'covered existing parking structure to remain'. Please add a reference to that keynote on Sheet D1 at that location. 8. Sheet A1 (Lower Level Floor Plan); Sheets A8 and A9 (Column Schedule): The architectural plan indicates 3-5 ½" x 8" steel columns, while the structural sheets indicate 6" x 8" steel columns. Please coordinate. 9. Sheet A1; Lower Level Floor Plan: Is the new interior stair (at the west wall) being considered as an exit for the second floor (per the Code Review on Sheet C1)? Please verify the stair meets the requirements of the IBC Sections 1022.1 (direct exit to the exterior or an exit passageway), Section 1022.2 (enclosure construction), Section 1022.3 (stair termination), Section 1022.4 (openings), Section 1022.5 (penetrations), Section 1022.6 (ventilation), 1022.7 (exterior walls), and Section 1022.8 (discharge identification). 10. Sheet A1; Lower Level Floor Plan: If the new interior stair (at the west wall) is not considered an exit, revise the Code Review on Sheet C1 and verify the maximum exit access travel distance from Table 1021.2(2) is not exceeded. See Section 1016.3.1 for that measurement at exit access stairways. 11. Sheet A2; Upper Level Floor Plan: Please verify on the drawings the exterior exit stairway (at the north wall) does not require separation from the interior of the building per the IBC Section 1026.6. 12. Sheet A2; Column Facing Details A and B: Will this condition be acceptable with a 6" wide steel column (per Sheet A8)? Please verify. 13. Sheet A3; Stair Section b: Please indicate on this section the vertical dimension from the lower stair landing to the finished second floor. 14. Sheet A3; Door Schedule: Please provide all missing door hardware types in this schedule. 15. Sheet A3; Door Hardware Schedule: Please add verbiage for door locks and latches on this sheet per the requirements of the IBC Section 1008.1.9.3. 16. Sheet A8; Design Criteria: The structural design criteria indicates a floor live load of 40 psf. Per the IBC Table 1607.1, the 'Office Buildings' section indicates a minimum 50 psf uniform live load for offices and 80 psf uniform live load for corridors above the first floor. Please verify the design live load used for the floor framing, and verify framing indicated is adequate. 17. Sheet A8; Floor Framing Plan: Detail 19/A10 is cut on the north wall. Please revise the detail sheet reference. 18. Sheet A8; Floor Framing Plan: A bottom of beam reference on the north wall (at B1) is incomplete. Please revise. 19. Sheets A8 and A9; Header Schedule: Please verify the header spans indicated in the schedule. 20. Sheet A9 (Roof Framing Plan); Structural Calculations: The beam denoted as B7 in the calculations (5 1/8"x12" GLB) is calculated as 20'-0" length, while the B7 on the plan (also a 5 1/8"x12" GLB) indicates 34'-5" in the Beam Schedule. Please clarify. 21. Sheets A10 and A11: Several details indicate rated wall, floor, and ceiling assemblies. Please include the UL Rating numbers for all of those assemblies. Are all of the assemblies indicating fire resistance ratings required? Sheet C1 indicated there were no fire resistive requirements (in the Code Review). Please verify and revise as required. 22. Sheet G1; General Structural Notes: Please add a section of notes for masonry. 23. Sheet G1; General Structural Notes (Special Inspections): Note 3A indicates 'Structural Masonry: Not Used'.
