11/21/2017 DAVID RIVERA ZONING REVIEW Reqs Change PDSD ZONING TRANSMITTAL

FROM: David Rivera,
PDSD Zoning Review Section

PROJECT:
T17CM02224 - Detached Sleeping Quarters (Convert Storage Bldg)
1630 N Mckinley Avenue
R-1 Zoning

TRANSMITTAL: November 21, 2017

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A).

1. Comment: The owner proposes to convert an existing 20' x 30" Storage Building to Sleeping quarters only (Not a rental unit). The change of use from storage to habitable space will change the intensity of the use and therefore a DDO will be required for the building setbacks. The minimum setback adjacent to the east property line is the greatest of 6 feet or 2/3 the height of the wall. The height of the wall facing the east property line is 8'-0" from design grade. The minimum setback of 6 feet is required the owner proposes 5 feet based on the existing conditions.

The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b).

2. Comment: The owner proposes to convert an existing 20' x 30" Storage Building to Sleeping quarters only (Not a rental unit). The change of use from storage to habitable space will change the intensity of the use and therefore a DDO will be required for the building setbacks. The owner is requesting a DDO for the existing side street building setback of 8'-0".

3. DDO application and all document and drawings must be submitted to Mark Castro for the DDO process. Review the DDO application and assure that all documents and drawings are included with the DDO application. The application can be downloaded from the following link
