Remodel Existing Residence (1st Review)
1630 N McKinley Avenue

TRANSMITTAL DATE: November 21, 2017

DUE DATE: November 28, 2017

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. COMMENT: Zoning has reviewed the proposed remodel plans for the existing SFR and the proposed conversion of the existing detached storage structure to sleeping quarters. Address the following comments below related to the SFR.

Separate zoning comments were written for the detached sleeping quarter's conversion under the PDSD Combo Permit number T17CM08224. No work can be done on the sleeping quarters until the DDO is approved and the permit issued for the construction of the detached sleeping quarters structure.

2. COMMENT: The property is zoned R-1 and the residential development is subject to compliance with UDC Article 4, sections 4.9.7.b.5 - .9. Sections .5 and .6 are not applicable for this project or this zone. The following UDC sections do apply to this property and this development. Demonstrate compliance with the sections noted below, comment is listed in bold.

UDC Section 4.9.7. For any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom, all parking must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used.

All parking must be in a side or rear yard. Based on the six bedrooms inclusive of the SFR and Sleeping quarters, four parking spaces are required and must be parked on the property. Demonstrate that the parking spaces can be located in the side or rear yard.

Label the type of surfacing material to be used for the vehicle parking area. Per a verbal approval by the Zoning Administrator, in this case the side street perimeter yard area within the property could be used to provide the required parking area.
