However, prescriptively for metal framed walls, 2012 IECC Table C402.2 requires a layer of continuous R-5 insulation plus minimum R-13 cavity insulation between studs. R-19 cavity insulation is fine because it exceeds the minimum cavity insulation required; however the EIFS continuous (board) insulation is broken at each horizontal and vertical reveal. As shown on the exterior wall sections, sheet A4.1, thermal bridging will occur at the junction of each steel stud and metal reveal. This does not comply with the IECC requirements. Provide a base layer of minimum R-5 continuous insulation onto which the second layer of insulation with reveals is applied. General Note 5, sheet A1.0, seems to state that the interior layer of 5/8” drywall will be applied to exterior walls as part of this project. This is confirmed by notes on the wall sections, sheets A4.1 and A4.2. However, Section Keynote 17 on sheet A4.0 states that interior finish will not be provided. Please clarify. Ref. 2012 IBC 107.2.1. The storefronts are specified as thermally broken, Kawneer Trifab 451T, on sheet A1.1. However, details 11 and 15/A1.1 show Trifab 450 non-thermally broken frames. Please revise details. Ref. 2012 IBC 107.2.1. On sheet A2.0, Elevation Keynotes 3, 4, 14 and 15 and Section Keynotes 3 and 4 on sheet A4.0 indicate a 2” thick EIFS system while EIFS SYSTEM note under Exterior Finish Schedule calls out “1” foam Dryvit system.” Please coordinate. Since the exterior walls will have interior finishes installed as part of this project indicate 2x fire blocking in exterior walls at the future ceiling line on wall sections, sheets A4.1 and A4.2. Ref. 2012 IBC 718.2.1 and 718.2.2. If the roof access hatch is located as shown on either the Ceiling Plan, sheet A3.0 or the Roof Plan, sheet A5.0, 42” tall guards will be required on the parapets. To avoid guards locate the roof hatch a minimum 10’ from roof edges. Ref. 2012 IBC 1013.7. Mapes Awning detail 3/A6.0, does not indicate how attachment to the exterior wall will accommodate the EIFS wall finish system. Please revise to show how attachment will be made so as not to damage/crush the EIFS. Ref. 2012 IBC 107.2.1. The structural calculations include only one footing design “F2” which is 2.5’ x 2.5’ x 1.5’ with 5-#4 rebar each way. However, there are four footings shown in the Footing Schedule, sheet S1.6, and none match the one in the structural calculations. Please provide structural calculations for all scheduled footings and a reference drawing in the structural calculations. Ref. 2012 IBC 107.2.1. |
