COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).


This site is located in the RX-2 zone (UDC 4.7.7). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1). See Use-Specific Standards 4.9.7.6.

The minimum setback is twenty feet facing each interior property line (Table 6.3-1.A).

Comment 1: Owner proposes to construct a new attached garage, attached sleeping quarters, and addition. A portion of the addition and new garage are within the west interior perimeter building setback. The required setback is 20 feet the owner proposes 8'-3".

The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b).

Comment 2: Owner proposes to construct a new attached garage. A portion of the new garage is within the side street building setback. The required setback is 10 feet the owner proposes 1'-0".
