The Photometric Plan on sheet ES2.1 does not provide the information required. Include in the calculations all existing exterior lighting (if any) and new exterior lighting in the developed area for this project. The developed area will be the 1.37 acres indicated on the development plan, sheet 1, and the lighting area is “E3.”
The maximum color temperature allowed for exterior lighting is 3500K per Outdoor Lighting Code 402.1. Revise the Luminaire Schedules on sheets ES2.1 and E1.1 to comply.

Beverage dispensers to be directly connected to the potable water supply that do not have integral backflow preventers or air gaps require backflow prevention. Specify the type of backflow prevention device required for each water connection. Ref. 2012 IPC 608.1 and 608.16.1.

The architect’s and engineers’ seals on each sheet must bear the expiration date per Rules of the Board of Technical Registration as found in the Arizona Administrative Code.

In the Development Plan submittal, sheet 11 of 12, there is a patio wall shown at the outdoor seating area, however I can find no elevation or detail for it in the drawing set. Is the “Typical Aluminum Guardrail” shown in detail 5/A-1.1C this wall? If so, please reference this detail on architectural sheet A-1.1B. Ref. 2012 IBC 107.2.1.
On sheet T-1.1, the boxed note on the left side of the sheet indicates R-18.5 ceiling insulation. However the envelope COMcheck requires R-20 insulation. Please revise. Ref. 2012 IBC 107.2.1.
There is a detail marker 6/A-4.1 on each building elevation, sheets A-2.1 and A-2.2. This detail does not exist on sheet A-4.1. Ref. 2012 IBC 107.2.1.
There is a detail marker 8/A-4.1 on each building elevation, sheets A-2.1 and A-2.2. This detail is for a stone veneered exterior wall; however the elevations show stucco in these locations. Provide a stucco base detail, keeping in mind that the stucco weep screed must be located at or below the foundation plate line and minimum 2” above paved surfaces and 4” above ground surfaces. A concrete or cmu foundation curb may be required to achieve this clearance. Ref. 2012 IBC 2512.1.2.
There is a detail marker 6/A3.1 on building elevations 1 and 2/A-2.2 that does not exist on sheet A-3.1. Ref. 2012 IBC 107.2.1.
Detail 3-A4.1 shows 2x4 exterior wall studs with R-13 insulation. Per COMcheck, the insulation must be minimum R-19. Ref. 2012 IBC 107.2.1.
At least half of the west wall of this building is to be constructed with steel studs. Please revise the envelope COMcheck to include this exterior wall assembly and rerun the program.
On sheet SP-8.1 the maximum required U-factor and SHGC for aluminum entrances and storefronts in specification Section C08411, 2.1(G)(1 & 2) is different from what is shown in the glass schedule, sheet A-1.3A, and the building envelope COMcheck. Revise specification to match COMcheck.
The geotechnical report, Terracon #63165064, is marked “DRAFT” on all sheets. Submit the final version of this report sealed by the geotechnical engineer.
There is a reference to detail 12/S3.2 for column C6 baseplate in the Column Schedule, sheet S1.1; however this detail does not exist on sheet S3.2. Ref. 2012 IBC 107.2.1.
For post H2 in the Shearwall Holdown Schedule, sheet S1.1, there is a reference to detail 16/S3.1. Is this a correct reference? The detail does not appear to apply. Ref. 2012 IBC 107.2.1.
General Notes 6 & 7, sheet A-1.1A, in regards to the non-combustible west wall indicated cement board sheathing to retain non-combustibility. However, detail 6A/S3.1 references ½” plywood sheathing. Per 2012 IMC 507.9 materials for this wall must be non-combustible. This exception to this paragraph allows ½” gypsum wallboard as part of the wall assembly.

Submit heating and cooling load calculations summary sheets for the new RTU’s. Load calculations and selection criteria for the heating and cooling equipment shall be based on a summer db outdoor air temperature of 104-degrees F per City of Tucson amendment to the 2012 IECC. The summer (cooling) design temperature to which the RTU’s in the Gas Fired Rooftop Unit Schedule, sheet M-3.1, is stated as 95-degrees F. Comply with the 2012 IECC C403.2.2 for sizing equipment.
Provide outdoor air calculations per 2012 IMC 403.3.

Type I kitchen hoods fan operation shall be interlocked with cooking appliances and with mechanical makeup air system. Ref. 2012 IMC 507.2.1.1 and 508.1. I do not see where this requirement is located in the drawings for either cooking equipment or mechanical air systems.
The grease duct system for Type I hoods is to be designed and installed to provide maximum 500 feet per minute air velocity within the system. Submit calculations showing that the 8” x 8” and 8” x 9” grease ducts shown in Hood Elevations 3/M-2.1 are designed to meet this requirement.
